THE RALLY PUT ON LIPSTICK. CREDIT STILL ASKED FOR ID.

🚨 TECH BOUNCED MONDAY. CREDIT DID NOT GET THE MEMO. The Nasdaq gained about 1.1% yesterday, but Tuesday morning Asia is selling AI hardware again. Meanwhile, investors are repricing AI data center debt, with some CoreWeave debt reaching yields near 15%. 🏗️ This is not the death of AI infrastructure. It is the end of pretending every GPU, tenant, borrower, lease, power contract, and capital stack deserves the same cost of money. 🚂 Ares is buying KKR’s Infinity Transportation for about $2.9B, using infrastructure and insurance capital to acquire roughly 50,000 railcars. Tradeweb is buying Trumid for about $1.97B, consolidating another piece of the infrastructure underneath global credit markets. ⚡ Oil remains above $100, the 10 year Treasury is around 5.14%, and the average 30 year mortgage is back around 7.43%. Capital is expensive, which means structure matters again. 🏢 Even San Francisco’s shuttered downtown Bloomingdale’s is being explored as a possible AI data center. Dead retail becoming compute infrastructure is exactly the kind of real estate conversion worth watching. 💰 Today’s sales idea: Find the development deals that stopped working when rates moved. Do not sell them another loan; rebuild the capital stack. The opportunity is not cheap capital. The opportunity is knowing how to make expensive capital work. 🚨 THE GRID JUST REPRICED AI.

AI did not suddenly stop growing. Wall Street simply remembered that data centers require electricity, debt has a cost, and revenue backlog is not the same thing as free cash flow. ⚡ Microsoft just walked away from a major Nscale data center commitment because adequate grid power may not arrive until the early 2030s. At the same time, CoreWeave lost roughly a quarter of its value last week as investors attacked the economics of its heavily leveraged infrastructure model. 📉 The Nasdaq dropped 2.1 percent Friday, the VIX jumped more than 21 percent, and Asia opened weaker Monday. But U.S. futures were rebounding Sunday night, which looks less like the death of AI and more like the beginning of actual underwriting. 🛢️ The inflation story also deserves more precision. September gasoline prices jumped 9.1 percent and accounted for more than half of the monthly CPI increase, while national diesel remains above $6 per gallon. Energy and logistics are now a material part of the inflation problem. 🏠 Housing is telling the same cost of capital story. Thirty year mortgages are around 7.4 percent, purchase applications are down 16 percent from last year, and Redfin says sellers now outnumber buyers by 62.6 percent nationally. 💰 My Monday thesis is simple: power certainty is becoming tenant certainty, and capital structure is becoming competitive advantage. The next phase of AI infrastructure will reward projects with real power, real offtake, defensible construction economics, and capital that can survive the cycle. That is considerably healthier than financing everything with enthusiasm and hoping the grid arrives later. 🚨 AI DATA CENTER DEMAND ISN’T THE PROBLEM. THE COST OF CAPITAL IS.

We are heading into a very active Q4 for AI infrastructure, private credit and real assets. CoreWeave is being repriced, Treasury yields remain high, and the market is finally forcing sponsors to prove that projects can survive expensive money. ⛽ The inflation story matters because energy is doing real damage. September CPI was 3.7% year over year, core CPI was 2.6%, gasoline jumped 9.1% in one month, and diesel is roughly 69% higher than a year ago. Using current trucking cost data, that diesel shock alone can translate into roughly a 14% increase in truck operating cost, all else equal. 🚛 Diesel sits underneath the physical economy. Food, construction materials, machinery, consumer goods and data center components all move through logistics, so higher fuel costs eventually become higher operating costs and higher prices. 🌍 This is why the Strait of Hormuz matters to AI finance. Reduce geopolitical pressure, normalize energy flows, cool inflation, ease Treasury yields and the cost of infrastructure capital can fall. 🏭 America also has a structural capacity problem. Smaller refineries have been built and existing facilities expanded, but the last new U.S. refinery with significant downstream processing capacity came online in 1977. We want reshoring, AI, manufacturing and energy security without building enough of the physical infrastructure underneath them. ⚡ My Q4 view is straightforward: the AI infrastructure boom is not dead; indiscriminate capital is. The next two years should reward projects with secured power, credible customers, real offtake, disciplined leverage and capital structures that can actually survive underwriting. Until tomorrow, be the best human you can be. ~ Teresa Grobecker #AI #DataCenters #Infrastructure #CapitalMarkets #PrivateCredit #Energy #Inflation

🚨 AI DATA CENTER DEMAND ISN’T THE PROBLEM. THE COST OF CAPITAL IS.

🚨 AI DIDN’T BREAK. THE CAPITAL STACK DID.

AI demand is still screaming. Credit markets have simply decided that enormous demand does not give borrowers a free pass on leverage. 🔥 PPI jumped 1.3% in September and 6.3% year over year. 📉 CoreWeave bonds are trading at yields around 15% plus, even while the company points to roughly $104B of committed revenue backlog. 💻 TSMC just reported roughly $46.7B of quarterly revenue and nearly $24B of profit, with management still extremely bullish on AI demand. 🏦 Meanwhile, Liberty Mutual and Elda River are targeting $500M of senior energy and infrastructure credit, exactly the kind of institutional capital AI infrastructure borrowers increasingly want access to. 🏠 Mortgage rates remain around 7.45% for the thirty year fixed, purchase applications fell 4% last week, and adjustable rate mortgages now represent 10.5% of applications. 🏢 In CRE, the CMBS special servicing rate just hit 11.49%, its highest level since 2013. 💰 And private capital is still buying. EQT is acquiring Stockbridge, while GTCR and Elliott announced a $6.1B acquisition of CCC Intelligent Solutions. The takeaway is simple: AI infrastructure is not failing. The market is getting more sophisticated about who should own it, who should finance it, and what the collateral and contracts are actually worth. Cheap money rewards narratives. Expensive money rewards underwriting. 💥 AI HAS PLENTY OF BELIEVERS. IT IS RUNNING SHORT OF BUYERS AT THE ASKING PRICE.

An Australian AI infrastructure company just scrapped a proposed multibillion-dollar IPO. Meanwhile, hundreds of millions of dollars are being committed to private real assets, institutional buyers are acquiring leased industrial properties, and the semiconductor trade is getting absolutely hammered in Asia. Welcome to Tuesday's capital markets. 📉 ASIA: South Korea's Kospi plunged approximately 7.4% during Tuesday's session as semiconductor shares sold off. 💰 PRIVATE CAPITAL: Apogem Capital announced $472 million in aggregate real assets fund and co-investment commitments. 🏢 REAL ESTATE: Link Logistics confirmed its acquisition of a 550,992-square-foot North Carolina industrial facility, fully leased to an investment-grade tenant. 🧠 M&A: IonQ agreed to acquire cybersecurity company Elisity in a transaction valued at up to $1.3 billion. 📈 RATES: The 10-year Treasury last stood at 5.24%, while Freddie Mac's latest 30-year mortgage average reached 7.40%. ⚡ THE BIG LESSON: AI infrastructure is not automatically bankable because everybody wants compute. Investors still want enforceable contracts, credible counterparties, power availability, and cash flow. My take: The next big winners in infrastructure will not necessarily be the companies promising the most capacity. They will be the ones that can actually finance, construct, and deliver it. In today's GRO MONEY NEWS, we're breaking down the market signals, transactions, and financing structures that institutional investors need to understand. 🎙️ Listen, share, and tag somebody who needs a sharper perspective on where capital is moving.
