Why 90 per cent of Real Estate Agents Are Busy but BROKE | Coaching w/ Storm Fletcher

Are you confusing being BUSY with being PROFITABLE? I see real estate agents putting in 60-hour weeks, door-knocking, cold-calling, posting on Instagram, but they have absolutely nothing to show for it in their bank accounts. Why? Because there is a massive difference between doing an activity and leveraging an activity. In this episode of According To Carlo, I sit down with an old friend and heavy-hitter in the real estate coaching world: Storm Fletcher from Richard Robbins International. Storm doesn't do fluff. This episode is a brutally honest, tactical masterclass on exactly what the top 10 per cent of producers are doing differently in today's shifting market. We strip away the clichés and talk about the actual daily habits, systems and mindset resets required to build a bulletproof real estate business. 👇 In this episode, we cover: • Why your door-knocking and prospecting isn't working (and the exact benchmarks you need to set); • The "30-Minute Social Media Rule" and why death-scrolling is destroying your business; • The "7-Year Itch" and the "2022 Renewal" strategies: How to mine your database for listings right now; • Why you need to stop chasing what is obtainable and start building what is sustainable; and • The 3-step mindset reset for agents who feel completely stuck. Whether you are a brand-new agent trying to survive your first year or a veteran trying to break through an income plateau, this is the reality check you need. Stop doing random activities hoping for a result. Set your benchmarks, track your numbers and execute with intention. ⏱️ EPISODE CHAPTERS: 0:00 - Intro: Welcome Storm Fletcher from RRI 1:45 - What Are Top Producers Doing Differently Right Now? 4:20 - The Danger of Noise: Pumping the Brakes on Bad Strategies 6:00 - Doing vs. Leveraging (Why Your Door-Knocking Isn't Working) 8:30 - The Superpower of Community and Relationships 10:40 - The Difference Between Being Busy and Being Productive 14:00 - The "2022 Renewal" Strategy to Get Listings TODAY 15:15 - The "7-Year Itch" Database Strategy 18:00 - The 3-Step Mindset Reset for Struggling Agents 22:00 - Relationships vs. Brand vs. Systems (Which is Most Important?) 24:00 - The Truth About Social Media (The 30-Minute Rule) 28:45 - Cadence and Consistency in Your Marketing 33:20 - The Bamboo Tree Metaphor: Why You Need to Keep Watering 38:00 - Obtainable vs. Sustainable Business Practices 42:00 - Final Thoughts: Curiosity is Where Success Lives #RealEstateAgent #RealEstateCoach #AccordingToCarlo #StormFletcher #RichardRobbinsInternational #GTARealEstate #RealEstateMentorship #RealtorLife #RealEstateTraining #RoyalLePage

Why Social Media Won't Save Your Real Estate Career With Stacy Peereboom

In a world obsessed with AI, algorithms and social media trends, what actually gets a real estate client to sign on the dotted line? Answer: The exact things most agents today are avoiding. In this episode of According To Carlo, I sit down with an old friend and true industry pioneer, Stacy Peereboom. After moving from Beverly Hills to Canada in the early 90s without knowing a single person, Stacy used sheer hustle to build a real estate empire. She was the "secret weapon" on Dan Cooper's legendary real estate team in its early days and for the last 8 years, she has run a thriving, referral-only solo business. If you are an agent trying to build a career that lasts longer than the next market shift, you need to hear this conversation. Stacy reveals why she still hand-delivers contracts, the real danger of relying on DocuSign and why double-taps on Instagram will never replace sitting across the table from a client. 👇 In this episode, we cover: • Stacy’s culture shock moving to the GTA and how she built a database from absolutely zero; • The intense product knowledge required to succeed (and why MLS isn't enough); • Why hiding behind social media is destroying new agents' careers; • The "danger of DocuSign" and why you are putting your clients at risk; and • Exactly how to nurture past clients so they never list with anyone else. If you want to build a retirement-level income in real estate, it's time to get back to the basics. 🔔 SUBSCRIBE to the channel for more real estate mentorship, GTA market insights and tough-love advice: [Insert YouTube Subscribe Link] ⏱️ EPISODE CHAPTERS: 0:00 - Intro: Welcome Stacy Peereboom 1:45 - Moving from Beverly Hills to Canada (Knowing Nobody) 4:30 - The Early Hustle: SkyDome, Real Estate School and Open Houses 6:15 - Joining the Dan Cooper Team in 1994 8:50 - Stacy’s Brutally Honest Advice for Brand New Agents 11:20 - The Power of Extreme Product Knowledge 14:10 - How to Nurture Clients for Life (The Pie Strategy) 18:30 - The Danger of DocuSign and AI in Real Estate 22:15 - Why Social Media CANNOT Close a Deal 25:30 - The Ultimate Compliment in Real Estate 📲 CONNECT WITH CARLO: Instagram: https://www.instagram.com/carloracioppo/ LinkedIn: https://www.linkedin.com/in/carlo-racioppo-a7b1961b/ #RealEstateAgent #RealEstateTips #AccordingToCarlo #GTARealEstate #RealEstateMentorship #RealtorLife #RealEstateTraining #RoyalLePage

Kimberley Marr on Years of Buyer-First Strategy, Social Media Mastery, and Building a Business That Never Stops Growing

She was told buyers were liars. She went after every single one of them anyway. And it changed everything. In this episode of According to Carlo, I sit down with one of the most decorated, and distinctive agents in Mississauga real estate history – Kimberly Marr. You might know her as Kim Egerton. Either way, after 39 years in this business, her story is one of the most compelling I have had the privilege of sharing on this podcast. What We Cover: The Origin Story Kim was told buyers are liars and listing agents last. She ignored every word of it. Here is exactly how she built one of the most remarkable buyer-focused careers in GTA real estate history starting from nothing at 20 years old. The Buyer Program That Changed Everything Before buyer agency even existed in Ontario, Kim was already building trust, transparency, and structured programs for buyers that nobody else was offering. The ABC buyer profile. Pre-qualification before showings. Team partnerships with mortgage brokers and lawyers. She was building a system before systems were a thing. 150 Transactions, Mostly Buyers How do you close 150 transactions in a year with 70 to 75 percent being buyer-side? Kim breaks down the exact rinse-and-repeat model that made her the number one agent in Mississauga at an age when most agents are still figuring out their first deal. The Worst Leads Story One of the most powerful moments in this conversation. A story from 1999 that every agent who has ever complained about lead quality needs to hear. Kim took her team's five worst leads on a Thursday. By Monday she had three deals. The AI and Algorithm Play In 2017 Kim enrolled in a two-year night school certification in AI and predictive data analytics with zero computer science background. She did it because she could see where things were heading. Here is what she learned and how it shaped her entire social media strategy. The Social Media Explosion One year of committed social media content. Millions of views. 97% one-second retention. 87% three-second retention. Kim breaks down exactly how she built it, how she structures her content, and why she believes agents are thinking about the camera entirely wrong. Getting Comfortable On Camera Kim's take on camera confidence is one of the most refreshing perspectives I have heard. She is not nervous about how she looks because she is too focused on what she is delivering. Here is the mindset shift that every agent who is terrified of video needs to hear. Her Top 3 Tips for Agents Right Now Direct mail with QR codes. Consistent social media content focused on buyer pain points. Database contact that is personal, consistent, and not transactional. Three strategies that have worked across five decades of real estate and still work today. The Closing Truth After 39 years, Kim's conclusion is simple. What is old is new. The delivery methods have changed. The fundamentals have not. Value, trust, and relationships will always win.

Door-to-Door Sales to Real Estate Icon: Kevin Larose on Building a Legacy in Port Credit and Beyond

What does it actually take to build a real estate career that lasts 25 years and counting? Kevin Larose has the answer. In this episode of According to Carlo, I sit down with Kevin Larose – one of the most respected names in South Mississauga real estate, and a team leader, coach, and community builder who has done things differently from day one. Kevin's story is remarkable. He came to real estate in his early 40s after years in door-to-door sales, Xerox, and entrepreneurship. He started cold calling just listed and just sold numbers four times a week, three days a week, for four straight years. He built a farm of 28,000 homes in South Mississauga. He assembled a team where members have stayed with him for 12 to 14 years. And now he coaches high-performing teams across Canada and the United States. This conversation is packed with the kind of real, hard-won wisdom that only comes from decades in the trenches. We cover everything from the fundamentals of building a business the right way, to a spirited debate about whether new agents should join a team, or go it alone. What We Cover: Building From Nothing Kevin arrived in real estate with no database, no portfolio, and no certainty. What he had was a work ethic shaped by years of selling everything from alarm systems to printing services. Here is exactly what he did in the first four years to build the foundation of his business. The 4-Year Cold Calling Blueprint Four times a week. Three days a week. Nine to noon. Every single week for four years. Kevin breaks down the exact lead generation model that built his business and why most agents quit before the compounding effect kicks in. Farming 28,000 Homes How Kevin built brand dominance in South Mississauga by sending a newsletter to 28,000 homes ten times a year, and why consistency in farming is the most underestimated strategy in real estate. Building a Team That Stays Kevin's operations manager has been with him for 14 years. His client care person is celebrating 12 years. His lead coordinator has been there for six. How do you build that kind of loyalty and culture in an industry defined by turnover? Should New Agents Join a Team or Go Solo? Carlo and Kevin go head-to-head on this one. Two different philosophies. Two decades of experience each. The debate is honest, respectful, and full of insight for anyone trying to figure out the right path forward. Coaching Teams Across North America Kevin now coaches teams in Canada and the United States doing anywhere from one to one and a half million in GCI. The number one thing every single team leader tells him? They want their time back. The Watered-Down Commodity Problem Why most agents are functionary instead of fiduciary, and why that is slowly eroding the public's trust in the profession. The Future of the Franchise Brokerage Model Kevin shares a candid perspective on where the traditional brokerage model is heading and why boutique operations like RLPR may have more longevity than the mega-offices. Key Quote: "If you want a good piece of the business in down times that you can always build on, this is a great time to do that." Whether you are a brand new agent trying to figure out your first steps, a team leader searching for the right way to build culture, or a veteran trying to find your edge in a shifting market, this episode has something for you.

Building a Real Estate Empire: Peter Papousek's Unfiltered Story of Resilience

This is not your typical real estate success story. This one will stop you in your tracks. In this episode of According to Carlo, I sit down with Peter Papashek of RE/MAX Enterprises – a man who arrived in Canada at 22 years old with no money, no English, no friends, and no family. What he did have was an attitude that failure was simply not an option. Peter escaped Czechoslovakia illegally, spent nearly a year in Austria knocking on strangers' doors just to feed his family, and arrived in Canada in 1986 with a six-month-old baby, and a government loan. Within a few years, he had built one of the most respected real estate careers in the GTA. This conversation is equal parts inspiring, entertaining, and deeply practical. Every agent who has ever complained about a slow market, a difficult client, or a tough prospecting call needs to hear this. What We Cover: The Origin Story: How Peter escaped Czechoslovakia with nothing, survived in Austria by knocking on doors, and convinced a Canadian consul to give him a chance at a new life. The Early Real Estate Years: What it was like to cold call with a heavy accent, get told off constantly, and keep going anyway. Including the legendary story of the client who told him exactly where to go – and called him back two months later. Breaking Into Luxury Real Estate: How Peter went from $149,000 listings to representing some of the most prestigious properties in the GTA – with no connections, no branding budget, and broken English. The Listing Presentation Secret: Why Peter never makes himself the hero of the story and how making the client the hero has helped him win hundreds of listing competitions over decades. Marketing That Still Works: Why Peter still invests heavily in brochures and just-listed/just-sold cards in a digital world – and why consistency in your marketing is the real currency. Today's Market Through Peter's Lens: After surviving communism, refugee camps, and the recession of the 1990s, Peter puts today's real estate market in perspective in a way no one else can. His Closing Words of Wisdom: "If you are in hell, keep walking. It always gets better." Key Takeaway: When you have been through what Peter has been through, a slow market, a lost listing, or a difficult client looks very different. His story doesn't just inspire – it reframes everything you think is hard about this business. The market is between your ears. Attitude is everything. And if you show up every day with sincerity, persistence, and a genuine desire to serve your clients, the results will follow. This is one of the most remarkable conversations I have had on this podcast. I hope it stays with you long after you finish listening.

This isn't a market panic episode. It's a masterclass from agents who've navigated every cycle, every correction, and every challenge this industry has thrown at them. What We Cover: Why today's market is actually a correction, not a crash – , and why that distinction matters; The hardest conversations agents are having with clients right now;The biggest mistakes they made early in their careers (and what they learned); What truly separates a good agent from a great one;Why communication is still the number one complaint from clients;Their strategies for growth and success heading into 2026; andWhat keeps experienced professionals committed to their brokerage after decades in the business.Key Quote: "There's nothing in real estate that price won't cure. The market has changed. The principles haven't.

Dan Cooper has been ranked #1 in Canada seven times. In this episode, he shares exactly what it took to get there—and what it takes to stay there. From starting in the 1990 recession and selling 51 homes his first year, to building the iconic "We Are Dan Cooper" brand that dominated Oakville for decades, Dan breaks down the marketing strategies, work ethic, and business discipline that separated him from everyone else. What We Cover: • How Dan sold 51 homes in his first year during a recession; • Why starting in tough markets builds stronger agents; • The marketing strategies that made him #1 (and why consistency matters more than one big campaign); • Building the "We Are Dan Cooper" brand with Mini Coopers and talking boxes; • Why he kept his team at 6 agents instead of scaling to 40+; • How community involvement creates lasting business opportunities; • The preparation that wins deals (competing against 18 offers and still getting it); • Why work ethic and drive matter more than anything you can teach; • His approach to rebranding every 10 years to stay relevant; and • What separates top producers from average agents.
