From the Ground Up: A Life in Custom Home Building with Matt Ellington

"How long will it take, and what will it cost?" If you've ever thought about building a custom home, you've asked those questions. The honest answer is that they're simple to say and brutally hard to guarantee. We sit down with Matt Ellington, owner and Building Company President of AR Homes® Richmond (Ellington Custom Homes, LLC), to explain why: a single house depends on hundreds of people, from subcontractors and vendors to permits, inspections, and financing, plus the bigger forces no one controls, like interest rates and supply shocks. Matt's own road wasn't simple either. He went from a kid sketching floor plans to delivering 130 homes a year for a national production builder in Northern Virginia, then came home to Richmond in 2010 to start over with a single spec house in the aftermath of the 2008 crash. Eight moves in sixteen years and a contract negotiated from a honeymoon hotel lobby later, he'd built a business. Then came the decision that changed how he works: becoming an independently owned and operated franchise of AR Homes® by Arthur Rutenberg, whose plan collection and pricing systems let families start with a real design and a real number instead of a blank sheet of paper. If you're researching how to choose a custom home builder, we get specific about what transparency looks like, and we zoom out to the Richmond housing market, the lot shortage, and the rise of on-your-lot building. Then we widen the lens. Matt shares what he learned watching his father and grandfather grind through their own small business, how he learned to stop taking the job home, and why coaching his kids' teams and coaching clients through a build aren't so different. And we get to the story a client told about a $50 dumpster credit, which says more about trust than any finished house could. If this helped you, subscribe, share it with a friend who's considering a build, and leave a review so more people can find the show. What's the biggest question you'd ask a builder before you sign? Home is Wherever Love is: The Story Behind Switching with Casie & Alley Woodfin

A 10-year-old explains shared custody in a way most adults never do, and it lands right in the gut. We’re in the studio with my niece Alley and my sister Casie to talk about their children’s book Switching, inspired by Alley growing up with two homes, two families, and the emotional whiplash of loving both and missing both at the same time. If you’re parenting through divorce, co-parenting, or supporting a child who “switches,” this conversation gives you language you can actually use.  We get specific about the realities: what the 2-2-3 custody schedule feels like for a little kid, why switching days can bring a weird blend of excitement and sadness, and why the hardest five minutes can be the handoff moment when it looks like a child is “choosing” one parent. Alley also shares what helps most, like not carrying the burden of packing, having duplicates at both houses, and keeping communication easy with a tablet and headphones. We also talk about the shift to week on/week off as school and homework ramp up, and how co-parenting plans need to evolve with the child.  Casie pulls back the curtain on turning a personal story into a published children’s book, including the first print proof that came out wrong, the decision to get professional help with editing and formatting, and why writing in the child’s voice matters. We also dig into the quieter stuff: kids hiding divorce to avoid bullying, how a good teacher can help kids find peers who understand, and why “home is wherever love is” can be more than a sweet line, it can be a stabilizing truth. There’s even a plan for a charity bedazzled book and a tease of a holiday sequel that explains how Christmas works with two families.  If this resonates, share it with a parent, teacher, or co-parent who needs it, then subscribe and leave a review so more families can find these stories when they feel alone. The Privilege of Aging: Lessons from Life’s Journey with Sherry Beran

Rightsizing isn’t really about getting rid of furniture, it’s about letting go of an identity and choosing what comes next. My guest is my mom and longtime business partner, and we get honest about what we’ve learned from years of helping people navigate aging, housing transitions, and the emotions that show up when a home becomes a museum of memories. We talk about why “55+” is too broad to fit real life, and why the housing market still misses a huge middle step between low-maintenance living and traditional independent living. We also dig into what makes people age well: staying engaged, keeping a purpose, and protecting yourself from isolation. Along the way, we share what it’s like when a move involves 15 decision-makers and, just as often, what it looks like when someone has no family support at all. You’ll hear practical guidance we use with clients every week: start decluttering sooner than you think, don’t downsize so aggressively that you squeeze out your real life, and make location choices with medical access in mind. We also tackle common money and planning questions, including renting as a bridge and why reverse mortgages can be a legitimate tool for aging in place or even buying the next home before selling. To wrap it up, we share one of the most overlooked forms of care you can give your family: a basic will and simple legal tools that can reduce probate stress if the unexpected happens. If this conversation sparks a tough family talk, share it with someone you love, then subscribe and leave a review so more people can find it. Sailing Through Success: Art, Gratitude, and Real Estate with Doug Dorsey

A 19% interest rate world sounds like ancient history until you hear what it taught Doug Dorsey about real estate, financing, and staying calm when the market feels impossible. We sit down with Doug to trace his path from an early career detour and a nine-month licensing wait to a long run built on steady work, strong relationships, and a deep belief that real estate is a mentor-driven profession. If you’re a new agent, a team leader, or a client who wants to understand what “good representation” actually looks like, this conversation brings the craft back into focus.  We dig into how collaboration can exist inside a competitive industry, why office culture still matters in a remote-work era, and what Doug learned by connecting with Christie’s International Real Estate early on. The stories get practical: marketing that’s thoughtful instead of flashy, professionalism that shows up in small habits, and the long-term advantage of learning from people who do the job at a high level in different markets. We also talk about the evolution of luxury real estate, the Richmond Virginia real estate landscape, and how to stand out without chasing every shiny object.  Then we widen the lens. Doug shares what it’s like to build a river office with his father, how leadership stays “people first” without turning into drama, and why hobbies like painting and sailing aren’t indulgences, they’re part of sustainable performance. The conversation highlights the importance of practicing gratitude, maintaining a positive outlook, and the influence both can have on how a person's life unfolds. We close with perspective on purpose, retirement, housing affordability, and a simple but powerful question: what does home mean when community and lifestyle matter as much as the house itself? Subscribe, share this with a friend in real estate, and leave a review with your biggest takeaway. Designed 2 Sell: The Art and Heart of Home Staging

A house can be perfect on paper and still feel hard to buy. That’s the gap home staging fills, and it’s why we brought on Tammy Wilkerson, CEO and president of Design to Sell, to talk about what actually moves the needle when you’re selling a home in the Richmond, VA real estate market and beyond. We start with Tammy’s path: the kid who constantly rearranged her bedroom, the middle-child peacemaker who learned to negotiate, and the professional pivot from graduate school in clinical psychology to a demanding family furniture business. From there, she shares how a neighbor’s struggling listing turned into her first staging job, and how that one “yes” grew into a company handling around 175 active stagings and more than 1,200 homes a year. Then we get practical. Tammy breaks down vacant home staging, why staging is not decorating, and how transitional design helps the most buyers “ski behind the same boat.” We also dig into buyer psychology, listing photos, and the small choices that can cost big money, including a legendary $40,000 refrigerator mistake. You’ll walk away with clear home selling tips you can use immediately: declutter ruthlessly, remove personal photos, fix mismatched light bulbs, and watch your furniture scale so the home, not the stuff, takes center stage. If you’re preparing to list, investing in presentation, or just curious how pros think about space, listen through to the end for a grounded take on what “home” really means. Subscribe, share with a friend who’s moving, and leave a review with the best staging tip you’ve ever heard. Designed 2 Sell: designed2sellrva.com We'd Love Your Feedback

AI and Real Estate: A Candid Conversation with ChatGPT

Your next real estate advisor might not eat, sleep, or breathe and that’s exactly why we wanted to put ChatGPT in the guest seat. We get honest about how artificial intelligence is already influencing home searches, pricing expectations, marketing, lending, and the everyday decisions buyers and sellers make before they ever talk to an agent. We walk through the practical wins of AI in real estate: faster market analysis, smarter search tools, automated follow-up, and more personalized recommendations. Then we slow down and talk about what AI cannot do. It cannot feel a home, read a room, earn trust over time, or replace the judgment that comes from real human experience. We also tackle the hard stuff: fair housing and AI bias, the risk of discriminatory outcomes in lending, and how targeted ads or AI-written neighborhood language can slip into steering. From there, we zoom out to the emotional reality behind the data. We unpack why dollar per square foot is only a compass, why markets don’t always obey spreadsheets, and why “home” is both a physical place and a sense of belonging. We also cover privacy and boundaries, including what happens when clients upload contracts or inspections to AI tools and why professional guidance still matters. If you’re curious about the future of AI, the next 18 months of adoption, and whether technology can support the human journey without blurring the lines, press play. Subscribe, share this with a friend in real estate, and leave a review with your take: where has AI genuinely helped you, and where do you want more human input? We'd Love Your Feedback

Taking Back Your Power: Insights into Homeownership

The real estate market isn’t just “good” or “bad” right now. It’s confusing because it’s multiple markets happening at once, and the difference between a buyer’s experience and a seller’s experience can be night and day. I want to slow the noise down and talk about what’s actually driving today’s housing market, using real numbers and real-world patterns I see every day. We start with the uncomfortable stats that explain why so many people feel stuck: the net worth gap between renters and homeowners, the average first-time homebuyer age rising to 40, and what it means when so many purchases are happening in households without kids under 18. Then we dig into how we got here, from the 2008 building slowdown and mortgage reforms to historically low interest rates and the COVID acceleration that tightened everything. In markets like Metro Richmond and Central Virginia, rapid appreciation and low inventory change the game, especially when baby boomers can leverage equity while first-time buyers are trying to gain traction. I also break down how professionals define a market using months’ supply of inventory, why “the market is crashing” doesn’t match the metrics I’m seeing, and why foreclosure fears often get overstated when demand stays high. Most importantly, we talk strategy: how to build a realistic plan, how to think about risk the way sellers do, and how offer terms like inspections, appraisal gaps, earnest money, and closing timelines can make or break a deal. If homeownership is a goal for you or someone you love, subscribe, share this with a friend who’s trying to buy, and leave a review so more people can find clear housing advice.
