The taxes went up HOW MUCH??

🏡 THE LISTING SAYS $11,500 IN PROPERTY TAXES… BUT YOU COULD END UP PAYING $15,000! 😳🚨 Imagine buying a home here on Long Island. The price is right. ✅ The mortgage payment works. ✅ The property taxes seem reasonable. ✅ But then you discover something unexpected… THE SELLER HAS PROPERTY TAX EXEMPTIONS THAT YOU MIGHT NOT QUALIFY FOR! Here’s what every Long Island buyer should know: 🏡 Senior citizens may qualify for property tax exemptions. 🇺🇸 Eligible veterans may receive tax reductions. ⭐ STAR provides school property tax relief to qualifying homeowners. 💰 The seller’s exemptions may not apply to you. 📈 Your future property tax bill could be higher than the amount advertised! COMMUNITY JOE’S ADVICE: Before purchasing a home, investigate the property taxes! Don’t just rely on the listing. Review the tax records, ask about exemptions, and confirm your potential tax responsibility with the local assessor. Because an unexpected $3,500 annual difference means approximately $292 MORE every month! 🎙️ That’s the Real Real Estate Story! #LongIslandRealEstate #PropertyTaxes #HomeBuyingTips #RealEstateEducation #CommunityJoe

Use Days on Market to your Advantage Please!

🏡 STOP CHASING EVERY NEW LISTING ON LONG ISLAND! 🚨 What if the best opportunity isn’t the house that JUST hit the market? Imagine this… A home comes on the market for $850,000. Within days, buyers are lining up. Multiple offers. Bidding wars. Competition everywhere! But there’s another house in the same neighborhood that’s been sitting on the market for 75 DAYS! 😳 WHY IS NOBODY LOOKING AT THAT ONE? Here’s something smart homebuyers should understand: 📊 DAYS ON MARKET (DOM) CAN BE A POWERFUL NEGOTIATING TOOL! A home that’s been sitting longer may offer opportunities that a brand-new listing doesn’t. 💰 Potential price negotiations 🏡 Less competition from other buyers 📉 Sellers who have already reduced their asking price 🤝 More flexibility on terms or closing dates 🔍 Time to carefully evaluate the property But remember: a high DOM doesn’t automatically mean a home is a bargain. You still need to review comparable sales and investigate why it hasn’t sold. COMMUNITY JOE’S ADVICE: Don’t just ask your real estate agent to show you the newest homes. Ask them to show you the homes that have been sitting for 30, 60, or even 90 days! Because sometimes the best opportunity isn’t the house everyone wants… IT’S THE HOUSE EVERYONE OVERLOOKED! 🏡 🎙️ That’s the Real Real Estate Story! #LongIslandRealEstate #HomeBuyingStrategy #DaysOnMarket #RealEstateTips #CommunityJoe

What! The Coop Board Said “NO”

🏡 THE BANK APPROVED THE MORTGAGE… BUT THE CO-OP BOARD SAID NO! 😳 Imagine finding the perfect co-op here on Long Island. You’ve saved your down payment. Your credit is excellent. Your income is strong. And your mortgage is APPROVED! ✅ You’re ready to close! BUT WAIT… The co-op board still needs to approve your application! And here’s something many buyers don’t realize: 🚨 CO-OP BUILDINGS CAN HAVE FINANCIAL REQUIREMENTS THAT ARE STRICTER THAN YOUR BANK’S! They may review: 💰 Your down payment 📊 Your debt-to-income ratio 🏦 Your savings AFTER closing 📄 Your tax returns and financial documents 🏡 Your ability to afford the monthly maintenance And depending on the building, you might also need to complete an interview! COMMUNITY JOE’S ADVICE: Before making an offer on a co-op, find out the building’s financial requirements and approval process. Because getting approved for a mortgage doesn’t automatically mean you’re approved to buy the co-op! 🎙️ That’s the Real Real Estate Story! Illustrative scenario. Requirements vary by building. #LongIslandRealEstate #CoopApartment #FirstTimeHomebuyer #HomeBuyingTips #CommunityJoe

    The Seller Won’t Move Out!

🏡 THEY BOUGHT THE HOUSE… BUT THE SELLERS WOULDN’T MOVE OUT! 😳🚨 Imagine finally closing on your dream home here on Long Island. ✅ Mortgage approved ✅ Contracts signed ✅ Closing completed ✅ YOU OWN THE HOUSE! But there’s one problem… THE SELLERS ARE STILL LIVING THERE! You agreed to let them stay for 14 days after closing while they waited for their next home. Then, on day 12, they call with bad news. “WE NEED ANOTHER TWO WEEKS!” 😱 Now you’re paying a mortgage on a house you can’t move into! Your movers are scheduled. Your furniture is arriving. Your lease is ending. And somebody else is still living in YOUR house! This is why post-closing occupancy agreements need to be taken seriously. Before allowing a seller to remain after closing, make sure your attorney addresses: 🏡 The exact move-out date 💰 Money held in escrow 📅 Daily charges for staying too long 🔑 Property condition and responsibilities ⚖️ What happens if the seller refuses to leave COMMUNITY JOE’S ADVICE: Don’t confuse owning a house with having possession of it! Sometimes letting a seller stay after closing makes sense, but you need to understand the risks. Because getting the keys doesn’t always mean you can move in! 🎙️ That’s the Real Real Estate Story! Illustrative scenario. #LongIslandRealEstate #HomeBuyingTips #RealEstateClosing #HomeBuyerEducation #CommunityJoe

    2. SOCIAL MEDIA CAPTION 🏡 THEY PAID OFF THEIR $80,000 LOAN YEARS AGO… SO WHY WAS IT STILL ON THEIR HOUSE?! 😳 Imagine selling your Long Island home for $850,000. Contracts signed. Buyer approved. Closing approaching. Then the title company discovers an $80,000 MORTGAGE LIEN! 🚨 But wait… You paid that home equity line of credit off YEARS AGO! Here’s something many homeowners don’t realize: A ZERO BALANCE DOESN’T ALWAYS MEAN YOUR HOME EQUITY CREDIT LINE IS CLOSED! And even when a loan is fully paid off, the mortgage satisfaction may not have been properly recorded. That could create a problem when you’re trying to sell your home. 🏠 SELLERS: Before listing, check that your old mortgages and home equity credit lines have been properly closed and discharged. 🔑 BUYERS: This is one reason title searches are so important! 💡 Community Joe’s advice: Don’t wait until closing to discover an old lien against your property. Because paying off a loan and clearing your property’s title aren’t always the same thing! Probate Probate Probate

🏡 THE FAMILY WANTED TO SELL MOM’S HOUSE… BUT NOBODY HAD THE LEGAL AUTHORITY! 😳 Imagine finding your dream home on Long Island. The owner recently passed away, and her three children decide to sell the family house. You negotiate a price. Everything seems perfect. Then the attorneys discover something important. The son says he’s the executor, but the court hasn’t appointed him yet! And to make things even more complicated, one of the siblings isn’t sure they want to sell. Now what? ⚖️ In New York, being named executor in a will doesn’t automatically mean you have authority to act on behalf of the estate. Depending on the property’s ownership and estate circumstances, probate, court-issued documents, or other legal steps may be necessary. BUYERS: Make sure your attorney verifies who has authority to sell the property. SELLERS: If you’re handling a family estate, speak with an estate attorney before listing. Estate sales can be great opportunities, but understanding the legal process is essential! #LongIslandRealEstate #EstateSales #Probate #HomeBuyingTips #CommunityJoe

    Do A Real Estate Stakeout

🏡 THE HOUSE WAS PERFECT ON SUNDAY… BUT MONDAY AT 3 PM WAS A DIFFERENT STORY! 😳 Imagine buying your dream home on Long Island. Beautiful house. Quiet street. Perfect neighborhood. Then you move in and discover something you never noticed during the showing. 🚗 Every weekday around 3 PM, the entire street fills with cars picking up children from a nearby school! Suddenly, that peaceful neighborhood looks completely different. Here’s something every homebuyer needs to understand: A home inspection tells you about the condition of the house. But it doesn’t tell you what the neighborhood is like at different times of the day. Before purchasing a home, visit the neighborhood during: 🚗 Morning rush hour 🏫 School dismissal 🌙 Evenings ☀️ Weekends And if possible, talk to the neighbors! Remember: You can renovate a house, but you can’t change its location! Don’t just fall in love with the house. Make sure you love the neighborhood, too. #LongIslandRealEstate #HomeBuyingTips #CommackRealEstate #FirstTimeHomebuyer #CommunityJoe
