He Put a Deal Under Contract—Then Reality Hit

What happens when an aspiring multifamily investor gets a property under contract—and then realizes how much he still has to learn? On this episode of The Abundant Wallet Podcast, Kash Johnny shares his journey into real estate investing, what attracted him to cash-flowing assets, and the lessons that came from taking action before having every piece figured out. The conversation explores: • Why steady cash flow originally caught his attention • What happened after putting an 11-unit property under contract • Why capital raising became one of his toughest challenges • How his mindset around raising money changed • Why he doesn't want investors investing blindly • Why reserves matter beyond simply acquiring an asset • His 8% cash-on-cash requirement for a first acquisition • Why he plans to leverage experienced partners and co-GPs • His goal of eventually pursuing larger multifamily properties • Why he believes each new level requires a different strategy One of the biggest themes from the conversation: taking action doesn't mean knowing everything. Stop Buying Real Estate Based on Future Numbers

The numbers can look good—and the deal can still be wrong. On this episode of The Abundant Wallet Podcast, Cori shares how she moved from the restaurant business into real estate investing, started with traditional flips, and eventually built systems around single-family properties, smaller multifamily investments, turnkey real estate, lenders, and out-of-state investing. One of her biggest lessons came from deals where the numbers appeared to work, but the investments didn't really fit the criteria and process she had developed. Her takeaway is simple: know the numbers, follow the process, and don't underwrite a deal based on what might happen in the future. Cori also discusses: • Why she prefers smaller multifamily properties • Why investors need relationships with multiple lenders • How she approaches private money and raising capital • Why she continues paying for coaching and masterminds • How systems make out-of-state investing possible • Why aggregated real estate data should be treated as a guideline • Why investors should focus before chasing another strategy • Why replacing W-2 income may require active income first • Her “active to buy passive” approach to building wealth • Why there is no perfect time to start investing For investors who have been analyzing, researching, and waiting for the perfect opportunity, Cori's message is clear: learn the numbers, get around people doing what you want to do, and take action. The Real Estate Mistake That Cost Him a Great Deal

What if the goal in real estate isn't more doors—but better deals? Dr. Christos Kelepouris shares how his real estate journey began with a $10,000 foreclosure he didn't initially have the cash to buy—and how that eventually developed into a portfolio of nearly 30 properties. In this conversation on The Abundant Wallet Podcast, Christos breaks down: • Why he never set goals based on number of doors • Why he'd rather wait months for the right tenant • How his approach resulted in only two evictions in almost 20 years • The deal he lost over roughly $3,000—and what it taught him • Why overanalyzing can kill a good investment • Why he prefers paid-off properties over maximizing leverage • Why business income was reinvested instead of immediately spent • What traditional business education can miss about entrepreneurship • Why entrepreneurs have to stop waiting for perfection and take action His philosophy is simple: understand the numbers, know why you're investing, ignore the noise, and don't acquire something simply because everyone else is buying. Just Because You Can Do It Doesn’t Mean You Should

A tenant owed $21,000 in unpaid rent. The lesson changed how Nick approaches problems as a landlord. In this episode of The Abundant Wallet Podcast, Nick shares his journey into real estate, beginning with a two-family property purchased in 2017 and eventually building a portfolio worth more than $1 million. But the conversation goes much deeper than acquiring properties. Nick explains why self-management is only as good as the systems behind it, how he decides what constitutes a true rental emergency, why he prefers single-family properties or buildings with five or more units, and why some of his most heavily renovated properties have actually created fewer problems. He also shares one of his most expensive lessons: allowing a tenant situation to linger until $21,000 in rent was owed. His takeaway? Problems don't improve simply because a landlord waits. The conversation also explores delegation, opportunity cost, leverage, investment criteria, wealth, and why Nick believes just because someone can do something doesn't mean they should. Nick's longer-term goal isn't simply acquiring more deals. He wants to make better purchases, grow the portfolio by approximately 20–30 units over the next two to three years, and continue building Landlord Workshop as a resource for small and medium-sized landlords. GUEST: Nicholas Gary Williams Nicholas Gary Williams, MBA is a real estate investor, entrepreneur, and founder of The Landlord Workshop, a free educational community dedicated to helping small and medium-sized landlords become better housing providers. While attending college, Nicholas served as a Resident Assistant, where he developed leadership, conflict resolution, and community-building skills that continue to shape his approach to housing and property management. His corporate career in sales strengthened his expertise in negotiation, relationship management, and customer service skills that have translated directly into successful property management and real estate investing. By combining his MBA education, corporate experience, and hands-on experience as a landlord and investor, Nicholas shares practical, real-world strategies that help landlords make smarter decisions, operate more efficiently, and build sustainable rental businesses. They Earned Less—and Built a Better Life

What happens when a real estate investor reaches 50 units—and realizes that owning less could actually leave her in a better financial position? Katherine Langevin is a CPA and real estate investor who went from believing real estate investing was something only wealthy people could do to building a portfolio that helped her and her husband leave their jobs. But the journey wasn't a straight line. Katherine shares how she spent years in “analysis paralysis” before purchasing her first properties, creatively financed three duplexes, navigated a refinance that went sideways in 2020, moved from Florida to Georgia, and continued building her portfolio. She also shares the mistakes. Some multifamily properties became major headaches. A short-term rental ultimately resulted in a roughly $45,000 loss. And after growing to approximately 50 units, Katherine realized that chasing more doors wasn't necessarily creating the freedom she wanted. Today, the portfolio is down to roughly 27 units—and she says they're financially better off than when they had 50. In this episode of The Abundant Wallet Podcast, Katherine discusses: • Why she once believed only rich people could invest in real estate • How she went from property management to property ownership • The risk she took financing her first three duplexes • Why the 2020 lending environment forced her to pivot • How she built a portfolio in Georgia • Why real estate isn't as passive as she once thought • The properties she wishes she hadn't purchased • Why her short-term rental wasn't aligned with her strengths • How a $45,000 loss changed her perspective • Why unit count can become a dangerous measure of success • How she's restructuring a portfolio that once reached 50 units • Why understanding the numbers matters more than simply growing • Her interest in build-to-rent and build-to-sell projects • Why she wants her portfolio to fund a life centered on freedom, family, and travel One of Katherine's biggest lessons? Don't build a portfolio simply to accumulate more units. Build one that actually supports the life you're trying to create. GUEST: Katherine Langevin Katherine Langevin is a CPA and real estate investor specializing in fixer-upper rentals and workforce housing. She built her portfolio by buying properties that needed work, renovating them, and turning them into long-term cash-flowing rentals. Today, she helps real estate investors simplify their numbers and make more confident decisions through practical financial systems. She also lives a location-flexible lifestyle in Colombia with her family, supported by the assets and systems she’s built. Why Smart Investors Know When to Stop Buying Properties

What happens when a real estate investor stops focusing on acquiring more—and starts asking whether the portfolio she already built is actually serving her? On this episode of The Abundant Wallet Podcast, Serena Bales shares the lessons that came from building a real estate portfolio, flipping properties, expanding from zero to six Airbnbs, working with investors, and learning how important the right partners and team members really are. Serena explains why she believes the first three to five deals in any real estate strategy are likely to be messy—and why those early experiences should be treated as an education. Her own first flip produced only about $2,000, but the lessons became part of a much larger investing journey. The conversation explores: • Why Serena is reevaluating parts of her real estate portfolio • What she learned after going from zero to six Airbnbs • Why smaller Airbnb units have performed better for her portfolio • Why investors need to understand both their business and their market • The importance of choosing aligned partners, vendors and team members • Why investors should “trust, but verify” • How Serena thinks about private money, hard money and personal capital • Why knowing the documents can make someone a stronger negotiator • How she uses time blocking and delegation across multiple businesses • Why investors eventually need to pause after periods of building • How she is reallocating equity from one property into improvements on another multifamily asset • Why forced appreciation matters alongside natural appreciation One of Serena’s biggest lessons is simple: You can build, build, build—but eventually there has to be a pause. The Underwriting Mistake That Can Kill a Real Estate Deal

What if one of the biggest threats to a real estate deal isn't the property—but overly optimistic underwriting? On this episode of The Abundant Wallet Podcast, Regan Sonnabend shares how she went from what she describes as an accidental real estate investor to focusing on corporate housing and small multifamily properties. Her journey includes walking away from an eight-unit property after a difficult inspection, completing a custom modular lake-home build, operating vacation rentals, completing a 1031 exchange, investing in single-family and small multifamily properties, and ultimately making corporate housing a major focus. Regan explains why she follows the data when choosing investments and why corporate housing occupies an interesting space between short-term and long-term rentals. She also breaks down several lessons from her investing experience: Why rental properties should be designed around the target market—not unnecessary finishes Why investors should expect every project to bring new challenges Why she enters projects with Plans A, B, C, D and E How corporate housing differs operationally from traditional rentals Why housing demand pushed her toward small multifamily Why strong lender relationships matter How she uses creative financing and Infinite Banking Why overly optimistic underwriting can put investors at risk How partnering with experienced investors can help newer investors learn Why people considering the transition from a W-2 should become students of investing and surround themselves with experienced people One of Regan's strongest lessons is simple: things will change. The goal isn't to predict every possible problem. It's to build enough contingencies into the deal to adapt when something doesn't go according to plan. Short Bio: Regan Sonnabend is an accredited real estate investor and since 2014, has built a property portfolio made up of long term, mid-term and short term rental properties, one of which is featured in an upcoming episode of CBS Emmy Award winning show Staycation. Her corporate housing business is a vendor for the federal government. She is a hospitality and corporate housing veteran, having spent more than a decade between Walt Disney World Company, Hilton Hotels, Intercontinental Hotels Group and BridgeStreet Accommodations. Regan got her start in corporate housing with BridgeStreet Accommodations in 1997, when her team was busy with Y2K consultants, film crews and more.
