    Episode 9

Episode 9 – Your Property Increased by £20,000. So Where Is the Money? Your property has increased in value by £20,000. Brilliant! But does that mean you've actually made £20,000? In this episode of The Youth Property Podcast, Jakki Shorrock explores the difference between capital growth, equity, cash flow and actual profit — and why being wealthier on paper doesn't necessarily mean having more money in the bank. Using simple, real-world examples, we look at how property values change, what happens when you sell or refinance, the costs that can eat into your profits, and why property values don't always go up. We'll also explain the difference between price, value and equity, and why impressive property portfolio figures don't always tell the full story. Whether you're just starting to learn about property or already investing, this episode will help you look beyond the headline numbers and understand where the money really is. Episode 8

Episode 8: How Can You Buy a £200,000 Property Without £200,000? Most people assume that if a property costs £200,000, you need £200,000 to buy it. In reality, many property investors use a concept called leverage to control assets worth far more than the money they personally contribute. In this episode of The Youth Property Podcast, Jakki Shorrock explores one of the most important concepts in property investing, business and finance: using borrowed money to increase your buying power. You'll learn: ✅ What leverage actually means and why lenders provide funding ✅ How a £50,000 deposit can control a £200,000 property ✅ The difference between property value and equity ✅ Why leverage can magnify gains and losses ✅ How mortgages, debt and risk are connected ✅ Why cash flow matters just as much as borrowing power ✅ How leverage applies to knowledge, relationships, systems and expertise, not just money ✅ Why borrowing cannot turn a bad deal into a good investment Using simple real-world examples, this episode explains how leverage works, how it can accelerate wealth creation, and why understanding the risks is just as important as understanding the rewards. Whether you're considering your first property investment or simply want to understand how money works in the real world, this episode will help you think more like an investor and make better financial decisions. This week's challenge: Calculate how leverage affects your equity when property values rise, stay the same, or fall, and ask yourself one crucial question: Would you be comfortable with all three outcomes? Listen now and discover why understanding leverage is often more important than simply learning how to borrow money. Stay Curious! Ready to see the world differently? Episode 5

Everyone says “Location, Location, Location” when talking about property, but what does it actually mean and why does it matter so much to an investor? In this episode of The Youth Property Podcast, we go beyond simply choosing a “nice area” and explore how location can directly affect four of the most important parts of a property investment: demand, income, value and risk. We look at why the same type of property can perform completely differently depending on where it is, why understanding your target market should come before choosing a property and how families, students and young professionals can all have very different ideas about what makes a great location. You’ll learn how employment, schools, transport, amenities and regeneration can influence where people want to live and the rents they are prepared to pay. We also explore the relationship between property price and rental income, why the property achieving the highest rent isn’t necessarily the best investment and how changes within an area can influence future demand and capital growth. Most importantly, we look at location from an investor’s perspective. Not simply asking, “Would I want to live here?” but asking, “Why would my target customer want to live here?” There’s also a practical weekly challenge that gets you researching a real property and its surrounding area, helping you start identifying the clues that professional investors look for when assessing a location. Because a good investment location isn’t necessarily somewhere YOU want to live. It’s somewhere your TARGET MARKET wants to live. and don't forget . . . Stay curious. Episode 4

Why do experienced property investors often get more excited by a run-down house than a perfect one? In this episode of The Youth Property Podcast, we explore why problems can create opportunity and how investors learn to see potential where other people simply see work, risk or reasons to walk away. You’ll discover the difference between thinking like a homeowner and thinking like an investor, why every property problem has a cost and a potential value and how asking the right questions can completely change the way you look at buildings around you. Plus, this week’s Property Spotlight challenges you to look differently at something you probably walk past all the time: an empty shop. The lesson? Not every problem property is a good investment. The skill is learning how to work out which problems could create opportunity and which ones mean you should walk away. Episode 3

In this episode, we dive into the single biggest mistake new investors make — focusing on the building instead of the story behind it. Using a run‑down commercial property as a real example, we explore how professionals think: they don’t rush to buy, they slow down, observe, and ask smarter questions. You’ll learn why empty buildings aren’t automatically bargains, why “cheap” means nothing without context, and how true value comes from understanding problems, clues, and potential — not price tags. This episode introduces the mindset of becoming a property detective: noticing what others ignore, spotting clues in the local area, and building a picture that reveals opportunity. You’ll also get this week’s challenge: find a building, make ten observations, ask ten questions, and start training your eye like a professional investor. A powerful reminder runs through the whole episode: The best investors don’t see more — they observe more. Next Episode, we compare two houses on the same street — one beautiful, one a nightmare — and reveal why professionals often choose the nightmare Ready to see the world differently?
