Buying a Home or Land: What to Know Before You Buy with Rachel Gooden

Buying a home involves more than finding a floor plan you love—and buying land takes more than picking a pretty spot. In this episode of Beyond the Build by QBS, Kaci and Gaffney sit down with real estate agent Rachel Gooden to talk about the details buyers often overlook, the work behind a successful sale, and balancing a busy career with motherhood and time outdoors. Rachel shares her journey from painting new-construction homes to selling them, including the story of helping sell a house while she was in the hospital having her baby. She also explains how persistence helped her land the opportunity to market Summit’s homes in Erin and why communication, follow-through, and a willingness to solve problems matter in every transaction. For buyers, the conversation covers finding a lender, getting pre-approved, and understanding your monthly payment—not just the purchase price you qualify for. They also unpack the difference between a turnkey building quote and a completed land-and-home package, including expenses such as land, site preparation, surveys, utilities, and septic installation. Thinking about buying acreage? They discuss access easements, septic suitability, utility availability, and unexpected site costs, sharing personal stories about how an appealing property can come with complications you might not see at first glance. The episode wraps up with hunting talk, bow-shopping plans, and the reality of answering real estate calls from a deer blind. From first-time buyers to future landowners, this conversation offers a candid look at what happens between finding a property and making it home.

Inside the Trades: Building a Business, Electrical Upgrades & Lessons From the Field

What does it take to build a successful trade business—and what should homeowners understand about the electrical, plumbing, and mechanical systems behind their walls? In this episode of Beyond the Build by QBS, Jeff & Kaci are joined by Peyton Patterson of P2 Electrical & Mechanical for an honest conversation about entrepreneurship, construction, growth, and real-world problem-solving. Peyton shares how he moved from working in his father’s company to starting his own business, growing from a one-person operation into a team handling residential, commercial, electrical, HVAC, plumbing, and gas work. He also opens up about taking on a major data-center project, the risks that come with large commercial contracts, and why strong local relationships matter as much as chasing the next big opportunity. The group also breaks down practical details homeowners may not think about during a build: electrical protection located in the breaker panel, why thoughtful outlet placement matters in walk-in pantries, the value of exterior soffit lighting, and the difference between standard and upgraded lighting packages. They explain why QBS includes more electrical features up front than many builders, helping reduce surprises and change orders during construction. They also discuss a key lesson learned from electric tankless water heaters: newer technology does not always work smoothly with today’s highly sensitive electrical-protection systems. And when it comes to diagnosing building issues, they make the case for relying on licensed professionals, code requirements, and firsthand experience—not generic online or AI-generated advice alone. If you are planning a build, curious about the skilled trades, or interested in the realities of growing a construction business, this episode offers straightforward insight from people doing the work every day.

Inside Summit Investment Group: Land, Spec Homes & Building What’s Next

What happens when you combine land development, home design, and a vision for creating more attainable new homes? In this episode of Beyond the Build by QBS, Thomas takes over the host chair to talk with Jeff and Kaci about Summit Investment Group—the land-development and spec-home side of the business. They explain how Summit finds and develops property, builds homes for the open market, and creates land-and-home opportunities for buyers who want a new home without managing a custom build from start to finish. Jeff and Kaci also clear up a common misconception: Summit’s projects use separate subcontractors and do not take crews, materials, or scheduling priority away from QBS shell and turnkey customers. The conversation dives into what makes land worth pursuing, including road frontage, lot layouts, timber value, infrastructure, and the ability to creatively turn a property into something useful. They discuss why responsible development can help provide housing while still preserving meaningful acreage—often offering lots of several acres rather than dense, small-lot development. Jeff and Kaci also share how Summit homes become a testing ground for new floor plans, exterior combinations, finishes, and interior design ideas. From bold, “dark and moody” concepts to fully stock-option homes, these projects give customers a chance to walk through designs in real life before choosing features for their own QBS build. You’ll also hear what is ahead for Summit, including ongoing projects in Perry County, Erin, Dickson, and beyond; a growing inventory of available homes and properties; a one-year workmanship warranty for Summit buyers; and plans to help buyers connect land with the right home package. If you are looking for land, a move-in-ready new home, or inspiration for your future build, this episode gives you a closer look at how Summit Investment Group is growing.

Hunt Smarter, Shoot Better: Rut Tactics, Bow Practice & Gear That Matters

In part two of their hunting takeover, Gaffney is joined by Jimbo and Alex for a conversation about hunting with intention, preparing for bow season, and making the most of the rut. From chasing locked-down bucks to learning when to move in closer, they share the real-world lessons that come from spending time in the woods—not just waiting in a stand. They discuss why a buck locked down with a doe can be an opportunity instead of a setback, the importance of wind direction over scent-control products, and how changing your approach can lead to better encounters. Gaffney also shares a memorable story of taking a buck from the ground—barefoot—after getting aggressive near a bedding area. The group gets honest about bowhunting discipline, too. Jimbo talks about a missed opportunity that reminded him how important consistent practice is, while Alex and Gaffney discuss confidence, shot opportunities, broadheads, rangefinders, and why a reliable setup matters more than buying the most expensive bow on the market. Whether you shoot a premium rig or a ready-to-hunt package, the takeaway is the same: practice often, know your equipment, and be ready when the moment comes. They also share the gear they would hate to leave at home, from rangefinders and bow hangers to binoculars, and give a preview of more deer-season content coming to For the Hunt on YouTube. If you love bowhunting, deer-season stories, and practical advice from everyday hunters, this episode is for you.

Deer Season Is Here: Trail Cameras, Target Bucks & Saddle Hunting - Part 1

Deer season is back, and Gaffney takes over the mic with Jimbo and Alex for a hunting-only episode of Beyond the Build by QBS. With velvet season in the rearview and bow season approaching, they swap stories, talk target bucks, and share what they’re seeing on trail cameras as the weather starts to shift. The first week of a 2-episode conversation covers the highs and frustrations of early-season hunting: hot temperatures, changing deer patterns, nocturnal bucks, food plots, acorns, row crops, and the challenge of finding a deer worth targeting. They also compare cellular camera setups—including Tactacam, Moultrie, and Wise Eye—and talk about how service coverage can make or break a camera location. A major part of the episode is devoted to saddle hunting. Gaffney, Jimbo, and Alex share their experiences with different saddle systems, sticks, climbing methods, platforms, and mobile setups—plus why saddle hunting can create opportunities in places where a traditional stand simply will not work. They also emphasize the importance of practicing your setup, minimizing noise, preparing your gear before the hunt, and using proper fall protection. Whether you hunt from a saddle, a ladder stand, a bucket under a cedar tree, or somewhere in between, this episode is a candid kickoff to deer season with plenty of stories, gear talk, and practical lessons from the woods. Part two of the conversation is coming next week.

Purchasing, Design Trends & What Makes Land Worth Buying

What does it take to keep the interior side of a turnkey home build moving? In this episode of Beyond the Build by QBS, Kaci & Jeff sit down with Kaylee, who moved from kitchen design into full-time purchasing for the turnkey department. Together, they pull back the curtain on the systems, coordination, and problem-solving behind ordering everything from cabinets and interior doors to fixtures, hardware, countertops, and the small details that complete a home. Kaylee shares how QBS tracks customer selections, organizes special-order materials, manages purchase orders, and works to make sure the right products reach the right job site. They also discuss the growing pains that come with scaling a turnkey operation—and why clear systems, communication, and a strong team matter when dozens of homes are moving at once. The conversation also explores current interior trends, including warmer, cozier color palettes, sage green, brown tones, and champagne-bronze finishes. They talk through the difference between choosing what is trending and choosing what makes sense for your budget, functionality, and long-term style. Later, the episode shifts to the spec-home and land-investment side of the business with Summit Investment Group. Jeff shares what makes a property attractive for development, why road frontage and creative land use can matter, and a few hard-earned reminders to research utilities, water access, restrictions, and even unexpected features—like an old cemetery—before buying land. If you’re curious about the details behind a turnkey build, want fresh interior-design inspiration, or are thinking about buying land for your own home or investment, this episode offers a candid look inside the process.

From Dream Home to Shell Build: Pricing, Plans, Deposits & What’s Included

Ready to build but not sure where to start? In this episode of Beyond the Build by QBS, Kaci and Jeff sit down with sales team members Jimbo and Mason to break down the shell-build process from the first phone call through framing, dry-in, and beyond. They explain how to begin narrowing down your home plan, use the QBS website and inspiration photos to establish a realistic budget, and understand why a preliminary estimate is different from a finalized quote. The conversation covers common pricing surprises—from rooflines, windows, doors, porches, siding, and added upgrades—and why it’s important to get a ballpark price before investing in blueprints. You’ll also hear what happens after plans are finalized: the 10% deposit, material lead times, financing preparation, site prep, concrete, deliveries, framing, field coordination, inspections, and weather-related delays. Jimbo and Mason share practical context around realistic timelines, especially why “working days” can differ from calendar days when weather, material availability, or inspections enter the picture. Finally, they clear up one of the most common questions QBS receives: what is actually included in a shell package. They cover the slab and footers, exterior framing, interior framed walls, doors, windows, roofing, and siding—along with popular optional additions such as rough-in plumbing, gutters, and spray-foam insulation. If you’re considering a shell build and want a transparent look at pricing, planning, scheduling, and what to expect at every stage, this episode is a great place to start.

Inside the Turnkey Process: Selections, Upgrades, Trends & Trusting Your Builder

What really happens after you decide to build a turnkey home? In this episode of Beyond the Build by QBS, Jeff sits down with turnkey sales specialist Brad and former customer-selections coordinator Briley for an honest, behind-the-scenes look at the building experience. They break down the QBS turnkey process—from signing your contract and choosing finishes in the showroom to understanding what is included, preparing site work, and moving into project management. Brad explains the competitive world of turnkey sales, while Briley shares how she went from filing paperwork to helping homeowners design their spaces, working on spec homes, and remodeling her own QBS-built home. You’ll hear practical advice on choosing upgrades that make sense, including standing-seam roofing, range hoods, backsplashes, paint colors, and custom details. The conversation also explores current design trends, why timeless choices often matter more than what is popular today, and how to avoid being overwhelmed by the number of available options. Most importantly, they talk about one of the biggest parts of any home build: trusting the process. Construction is full of moving pieces, and not every stage looks finished while work is still underway. If you’re considering a turnkey build—or are already in the middle of one—this episode offers a real look at what to expect and how to make the experience smoother.
