Forty-Four Thousand Elevators, One Deadline

One bypassed safety circuit in 2011 is why 44,000 New York elevators had to be fixed. The next deadline is 1 January 2027. Every NYC traction elevator with a single-plunger brake must be converted or fitted with unintended-movement protection by then. This episode covers what the rule asks, what it costs, why it travels beyond New York, and the question most owners can't answer: who holds the elevator's data. In this episode: - Confirm the brake configuration for every car before your contractor tells you - Get the compliance quote in writing, itemized by car, with a date tied to the deadline - Add a clause giving the owner read-only access to the elevator's event and fault data Episode notes and the full archive: https://7nox.com/noxtalks Sources: NYC Department of Buildings (2026); NYC DOB and Department of Investigation findings (2012); New York Times via CAI (2019); Habitat Magazine (2019); Standards Australia (2021); Otis BMS API documentation (2025). Why Isn't Your Roof on the Dashboard?

A roof sensor went into alarm on a holiday weekend. Forty-five minutes later, water was in three more zones. The roof gets a twice-yearly walk-through while every other system is monitored. This episode makes the case for electronic leak detection and embedded moisture sensors that put the roof on the same dashboard. In this episode: - Embed monitoring at your next reroof, while the assembly is open - Target sensors at drains, HVAC curbs and penetrations - Keep every ELD report and alert log as evidence Episode notes and the full archive: https://7nox.com/noxtalks NOXTalks is produced by 7NOX, after-hours HVAC scheduling and billing for commercial buildings. Ice Thermal Energy Storage: Can It Beat Your Demand Charges?

The cheapest kilowatt at 4 p.m. might be the one your building made at 2 a.m. Ice thermal storage freezes water overnight on off-peak power and melts it to carry the afternoon cooling load. We look at Eleven Madison's 64 tanks and a reported 1,035 kW peak cut, why the control strategy matters more than the tank, and how to read your own tariff to know whether storage would pay back. BACnet Secure Connect Explained: The BACnet/SC Migration Guide

Classic BACnet/IP still moves unencrypted traffic with no peer authentication, which made sense on isolated networks and makes much less sense now. BACnet Secure Connect changes the transport without touching your points or logic, and conformance tests are now part of ASHRAE 135.1-2025. Three questions to ask about your own devices, specs and certificate management before someone else schedules the migration for you. The Bug in Your Pipes: Legionella Water Management Plans

The deadliest water problem in most buildings is not a leak. CDC data shows reported Legionnaires' disease case counts grew nearly nine times between 2000 and 2018, and most outbreaks involved problems a water management programme could have prevented. We cover ASHRAE 188, the deadlines now arriving in US jurisdictions, and the monitoring a BAS can automate and document. Who Programs Your Building in 2035? The BAS Workforce Cliff

Who programs your building in 2035? Not which vendor, which person. JLL puts 39% of US facilities managers over 55, and a lot of operational knowledge lives in a handful of heads, some of them at your integrator. This episode treats the skills gap as an owner's risk and gives three contract and training moves that need no new platform. How to Enroll Your Building in Demand Response and Prove the Savings

Your BMS already sheds load every day, so why is it not earning money? The unglamorous side of grid-interactive buildings: whether your controls can receive a signal, how enrolment actually works in your market, and why demand response payments vanish from financial reports without a measurement baseline. Crying Wolf: How Alarm Fatigue Quietly Endangers Your Building

In the final eleven minutes before the 1994 Milford Haven refinery explosion, two operators faced 275 alarms. Most commercial buildings run alarm systems that would fail every benchmark written since. We borrow the process industry's playbook: rationalisation, smart routing into your CMMS, and alarm health as a KPI.
