    In this quick episode, I talk about Due Diligence secrets.. Since almost every single deal relies on the “Projected Rents” or “upside” – how do you know those projections are realistic? Sure, you could pull a co-star report, or look on Zillow – but I wouldn’t trust any one source. Here is what I do: I get permission from the seller to lease during the due diligence period. There’s no better way to get comfortable with projected rents than actually getting them. And if for whatever reason you don’t close and have to cancel the contract – the seller now has an A+ rated tenant paying more per month. They have nothing to lose!
