If there is anything sensitive at all, you shouldn’t send it out through an email.If a security guard works at the same office everyday, they would be able to notice if something is off with an unknown person coming in with a laptop and could alert the right people to the situation.In order to cut down on any potential security risks, it’s important to notice if an employee’s credentials are being used to access the system and then match it up with the location of the request to see if it matches where the employee is.Out of everyone in the company, the CFO is the most likely target for someone trying to get information out of the company as they would know more about the company than anyone else. Quote of the Show:

As more properties begin to open up and allow for more access from consumers, these spaces need to look toward upgrading the security related aspect. They can follow the model for security that other services such as Uber, Lyft and AirBnB offer.   At the end of the day, multi-family housing by nature is limited in the security sense. It’s often a balance between balancing risk mitigation and legality. It’s all about leveraging private databases in a way to be able to mitigate any risk.Being a mid-level property manager can be a dangerous job. According to OSHA, it is classified as a higher risk job.For multi-family properties, it used to be that about a dozen property managers would look out for a 300 unit apartment building, but now there are less and less property managers so less people will have to end up doing more work.One way to prevent issues with unknown customers coming to tour a building is to have a sign that states that you verify IDs before a tour and follow through with that. Verifying an ID will prove that someone is who they say they are and keep everyone safe.The property management industry is heading toward a more centralized environment where cameras and sensors will be more of a common thing in those spaces. Originally, Steve was passionate about wanting to work in homeland security but he found a way to combine the safety and security with property management. Quote of the Show:

When companies are planning on building a piece of real estate, they often forget the importance of security for the property. A solution to this would be to have an independent security consultant be involved in the design process and hear their input.Commercial real estate is a 20 plus trillion dollar market, but the current level of technology is behind the current times in a lot of cases. This means that security has taken a backseat in many cases.Nationwide, Mall properties are going to be reduced from 12,000 or 13,000 properties all the way to 700 properties, and office properties have been struggling as well. These are the two biggest users of visible security.As the property owner, you are going to know more about the property than a security firm that is coming on for their first day. In order to best prepare them, give them a head start by going through a security audit.The technology aspect of security is where commercial real estate is lacking as an industry. Video cameras and other pieces of technology are an easier way to provide safety for tenants and other people in the property.At a certain point, the cost of security that is being implemented starts to outweigh the benefit to it and there is no one at the wheel to identify the turning points. In an inflationary environment, property owners will start to look at the utilities they might be paying for and other aspects such as property insurance, and security is usually the aspect where they tend to cut back, which leads to a reduction in the safety of the property.Quote of the Show:

The biggest misconception that people have about crime data is that they tend to think it has an inherent bias or racism which skews it. At least 70% of crimes don’t get reported to authorities for two main reasons; bureaucracy or fear. This creates a large discrepancy between the crimes that are actually getting reported and ones that aren’t.In the future, Nadim sees CrimeoMeter being used to send you notifications when you are entering a high crime area. This can provide real time relevant information to users which can help to save a life. When you are looking at the crime data in your area, you should always take into account a normalized volume to understand if the numbers are high or low. Anything below 50 is below the national average, and above 50 is above the national average.Most people think that they can rely on their instincts and experiences and can determine themselves if an area is safe. However, this is actually the opposite way you should be doing this as criminals can use the same logic.In many cases, more than 80% of 911 calls are irrelevant to the use of 911 and create an issue of the misuse of the emergency line.

Each and every property will require different needs for it’s security, but in general you can look at security services almost like a dimmer light switch. You can have them fully on, fully off or you can choose what setting works best for you.
At a minimum, you should consider having controlled access to the property that you manage. Typical ways of having controlled access are a fence, a key FOB or some kind of remote access to get into the property.
Residents will often feel a lack of security around mail for the property. It’s common for criminals to create a master key lock and go through mail and take packages.
Having bright lights in public areas for your property is a good way to make people feel safer. The lighting keeps hidden areas visible and it’s easier to notice others around you as well.
A common question for tenants to ask a property owner is if the property is safe. You can’t guarantee people’s safety because crime can happen anywhere but you can let the tenants know the steps you are taking to make sure everything is secure.
Security patrols are only as good as the people who are patrolling them. If you have hired people who cut corners, then the security patrol won’t be as effective as it could be.
Each property has its own unique idiosyncrasies that security professionals will need to understand. A security audit is helpful for whatever team you hire so they need what areas they need to focus on.

If you pick the right company for your security needs and you are deploying them for the right reason, then the value of your asset will increase and it can reduce your insurance premiums.
When it comes to working with a security vendor, you want to have trust that your vendor is saying and doing the right thing, but you also need a way to verify that. This can be done through nightly reports or scanning QR codes for someone to log in.
