This is a huge mistake because you can have the best firewalls but if you aren’t guarding your office doors, anyone can walk in and ruin the system.With the way Wi-Fi networks work, everyone assumes that it is locked down and secure but if there is somebody with the right software they could get into your network and cause major havoc on your system.Brokerage firms are a prime target for a security hack due to the high dollar transactions that go through their systems. Email was never designed to be a secure form of communication. Join Steve as he sits down with the host Anna Redmond to talk about some of the steps that property managers can take in order to keep themselves safe.   Takeaways: As more properties begin to open up and allow for more access from consumers, these spaces need to look toward upgrading the security related aspect. They can follow the model for security that other services such as Uber, Lyft and AirBnB offer.   At the end of the day, multi-family housing by nature is limited in the security sense. It’s often a balance between balancing risk mitigation and legality. It’s all about leveraging private databases in a way to be able to mitigate any risk.Being a mid-level property manager can be a dangerous job. According to OSHA, it is classified as a higher risk job.For multi-family properties, it used to be that about a dozen property managers would look out for a 300 unit apartment building, but now there are less and less property managers so less people will have to end up doing more work.One way to prevent issues with unknown customers coming to tour a building is to have a sign that states that you verify IDs before a tour and follow through with that. Mark is the Managing Partner of Dinosaur Capital Partners, and he joins the host Anna Redmond to talk about the role that security places in commercial real estate and protecting the assets.   Takeaways:  When companies are planning on building a piece of real estate, they often forget the importance of security for the property. A solution to this would be to have an independent security consultant be involved in the design process and hear their input.Commercial real estate is a 20 plus trillion dollar market, but the current level of technology is behind the current times in a lot of cases. This means that security has taken a backseat in many cases.Nationwide, Mall properties are going to be reduced from 12,000 or 13,000 properties all the way to 700 properties, and office properties have been struggling as well. These are the two biggest users of visible security.As the property owner, you are going to know more about the property than a security firm that is coming on for their first day. In order to best prepare them, give them a head start by going through a security audit.The technology aspect of security is where commercial real estate is lacking as an industry. Nadim joins the host Anna Redmond to talk about the use of crime data and how it can be interpreted.   Takeaways:  The biggest misconception that people have about crime data is that they tend to think it has an inherent bias or racism which skews it. At least 70% of crimes don’t get reported to authorities for two main reasons; bureaucracy or fear. This creates a large discrepancy between the crimes that are actually getting reported and ones that aren’t.In the future, Nadim sees CrimeoMeter being used to send you notifications when you are entering a high crime area. This can provide real time relevant information to users which can help to save a life. When you are looking at the crime data in your area, you should always take into account a normalized volume to understand if the numbers are high or low. Anything below 50 is below the national average, and above 50 is above the national average.Most people think that they can rely on their instincts and experiences and can determine themselves if an area is safe. However, this is actually the opposite way you should be doing this as criminals can use the same logic.In many cases, more than 80% of 911 calls are irrelevant to the use of 911 and create an issue of the misuse of the emergency line. He joins the host Anna Redmond to talk about the different security options available for different types of properties and what steps properties should take to secure their area. Takeaways: Each and every property will require different needs for it’s security, but in general you can look at security services almost like a dimmer light switch. You can have them fully on, fully off or you can choose what setting works best for you.At a minimum, you should consider having controlled access to the property that you manage. Typical ways of having controlled access are a fence, a key FOB or some kind of remote access to get into the property.Residents will often feel a lack of security around mail for the property. It’s common for criminals to create a master key lock and go through mail and take packages.Having bright lights in public areas for your property is a good way to make people feel safer. The lighting keeps hidden areas visible and it’s easier to notice others around you as well.A common question for tenants to ask a property owner is if the property is safe. You can’t guarantee people’s safety because crime can happen anywhere but you can let the tenants know the steps you are taking to make sure everything is secure.Security patrols are only as good as the people who are patrolling them. If you have hired people who cut corners, then the security patrol won’t be as effective as it could be.Each property has its own unique idiosyncrasies that security professionals will need to understand. There are many different factors to consider when you are shopping for security options. Some good things to consider is how long the company has been in business, what the org chart looks like and who runs the company. A lot of times the business executives miss the strain that is being placed on first responders right now and they expect a certain level of work that might not be achievable right now. Software as a Service is growing significantly to help support security centric organizations. With technology constantly evolving, there is now GPS tracking and time and attendance tracking which can help to improve the reports for security. If you pick the right company for your security needs and you are deploying them for the right reason, then the value of your asset will increase and it can reduce your insurance premiums. When it comes to working with a security vendor, you want to have trust that your vendor is saying and doing the right thing, but you also need a way to verify that. Dave is the Founder & CEO of Secure Measures. Dave joins the host Anna Redmond to discuss Dave’s view on security administration and share what companies should be looking for when hiring security professionals. Takeaways: A lot of security companies will promise all sorts of different things, so you have to be able to look past the pitch and do your research on the company. Make sure to take advantage of your network for honest feedback as they will tell you who you should interview and talk to. Security companies aren’t just another vendor. If you want to have a good working relationship with them and have everything run smoothly, then it’s important to make sure you are on the same page from when the contract is signed to when you are giving post orders. Post orders are essentially directives that guards or officers in the field are given that will tell them their activities and schedules for the day. If you aren’t providing the guards with the specific things they need to do, then nothing you are paying for will get done. When working with a security staff, there needs to be clear communication about if the security guards and officers will need to be trained in house or not. This will help to clear up any confusion and make sure that everyone knows what to do in certain situations. Security officers or guards should make sure that they are always being polite and respectful when dealing with other people. You can have that in your post orders that even if someone is on your property that the officer or guard should be respectful. Police officers are far better trained than your average security guard or officer, so there is a risk of liability when hiring a guard or officer. The solution to this is by making it clear that their job is to observe and report and not interfere unless absolutely necessary. OSHA’s General Duty Clause essentially states that all organizations need to protect their employees from any known hazards. Our host is Anna Redmond, the Founder at Braav. Anna sits down with today’s guest Chris Hoyer, the Instructor for Security Forces at BSIS as well as the author of When That Day Comes: Training for the Fight. After spending 20 years as a street cop, he used his experiences and chronicled his stories into his book and is here to share his views on what security companies need to do to make sure they are on top of their game. Takeaways: In the security industry, there is a lack of awareness to some of the factors that go into making sure a guard is properly trained. This includes a thorough training process, a knowledge of what they have an authority to do and not to do, etc. Whoever is in charge of hiring a security company, that person should have a very detailed list of responsibilities that they want the security guard or company to take part in. When you hire someone to be a guard or an officer, they need to take the job and responsibilities seriously. They will be the first responders and people will see them in uniform and view them as a sense of authority and security. In terms of hiring a security officer, you want to make sure that they are properly trained to handle the mental, physical and emotional aspects of their job. They have to be prepared for the worst case scenario and be ready to handle that situation. A simple way to prove safety for someone is to offer to help them load or unload their car. This is something that can be easily done and provides an ease of mind for anyone that you are offering to help. Your appearance as a security officer matters. You never want your security officer to look sloppy as it gives off the appearance that they aren’t prepared and then they can’t be taken seriously. Not all confrontations need to end in violence for a security officer. You can deescalate the situation by choosing the right words and calming down the person involved in the situation.
