You may not be aware, but our days on market have increased from forty two days up to sixty four days. What does that mean? That means it's taking sixty four days from start to finish to sell a home versus forty two. That's an increase of over 50% this time this year versus this time last year. So the bottom line is it's still a seller's market, but sellers are having a tougher time if their home isn't in tip top shape. Today I want to share with you a main reason why, if your home is a little bit older, why you might want to consider having a home inspection before you put your home on the market. The reason why homes fall out of contract, one of the primary reasons, is due to a repair dispute during the due diligence period between buyer and seller. The seller says, Hey, I'm not going to pay for this, and oftentimes it comes as a whoopsie that that seller didn't really realize that this was a pretty serious health or safety matter that needs to be addressed. So my suggestion today, my tip of the day, is I would suggest you Inspect Before Listing if your home's a little bit older just so that there are no surprises once you go under contract.
