Why Insurance Keeps Denying Roof Claims | Brad Strawbridge

Insurance carriers used to approve roofs on a phone call. Now they're denying legitimate claims, and Brad Strawbridge explains why that flipped. Five to seven years ago a wind-creased shingle got you a new roof. Then enough contractors figured out how easy that was that some of them started manufacturing the damage themselves, and carriers ran sting operations to prove it. Brad's read on where that left everyone: the correction went too far, and now homeowners with real damage are getting denied or worn down. His multifamily and commercial clients get something worse, notices pulled off historical satellite imagery telling them to replace a roof in 90 days or lose coverage, with nobody ever visiting the property. Jeannie Sekulow Posner is an award-winning Metro Atlanta REALTOR known for her negotiation skills and her data-driven read on the local market. She brings this one to first-time homebuyers, homeowners weighing a flip, and sellers finding out mid-deal that some carriers now prorate replacement cost once a roof passes ten years. Between her Atlanta client work and Brad's residential and commercial operation across four markets, the conversation lands on what a roof actually costs you and how long it should have lasted. Hosted by: Jeannie Sekulow Posner Guest: Brad Strawbridge Brad Strawbridge is the Founder and CEO of Capital City Roofing, scaling it from a single truck to a multi-million, multi-location operation. A Forbes Business Council member, he also co-founded BuilderLync and chairs the Feeding the Future Project. He leverages his hands-on field experience to advise founders on building systems and scaling service businesses without compromising their people, standards, or purpose. What You'll Learn Double the life of your roof with the twice-a-year schedule almost no homeowner gets offered Take a repair or a life extension instead of a full replacement and keep the difference Vet a roofing contractor before you let anyone up on your roof Push back on a coverage threat built from satellite imagery instead of a real inspection Build a photographic paper trail that still holds up ten years after your roof goes on Read a roof properly before you close on a home in the Atlanta housing market Catch the attic and ventilation problems standing between you and a healthy home Pick insulation that supports green living instead of cutting your roof's life in half Connect with Brad Strawbridge Website: http://bradstrawbridge.com/ Website: https://capitalcityroofing.net/ Instagram: https://www.instagram.com/bradstrawbridge Facebook: https://www.facebook.com/brad.strawbridge.27 LinkedIn: http://linkedin.com/in/brad-strawbridge-75214615b Connect with Jeannie Posner Website: https://posnerproperty.com/ YouTube: https://www.youtube.com/@JeannieSekulowPosner Apple Podcasts: https://podcasts.apple.com/us/podcast/the-posner-property-perspective/id1838544165 Spotify: https://open.spotify.com/show/1jyB81PnXvAJ7xvoCtZZZ4 #PosnerPropertyPerspective #JeanniePosner #MetroAtlantaRealEstate #NorthAtlantaHomes #AtlantaRealtor #HomeBuying #GreenLiving #RealEstatePodcast #GeorgiaRealEstate #FirstTimeBuyer

Why She Fired Her Property Manager | Liat Arama & Jeannie Posner

Liat Arama fired her property manager after reading her own P&L line by line. What she found is why she now manages 500 doors her own way. She and her husband Guy both spent years at Microsoft before deciding real estate was the retirement plan that made sense to them. The properties came with beautiful pro formas. Her line for what happened next: "never met a pro forma." When she finally went through every transaction, she found inflated repair and maintenance charges and a travel nurse in a unit that should have held a long-term tenant. So she took over the work herself, and later built the service she wished she could have hired. Jeannie Sekulow Posner is an award-winning Metro Atlanta REALTOR known for her negotiation skills and her data-driven read on the local market. She brings this one to first-time homebuyers, homeowners weighing a flip, and anyone in the Atlanta housing market doing the math on renting their house out instead of selling it. Between her Atlanta client work and Liat's 150-unit portfolio in Washington State, the conversation lands on the decisions that actually move a rental's bottom line. Hosted by: Jeannie Sekulow Posner Guest: Liat Arama Liat Arama is the CEO and Co-Founder of Keasy, a property management technology platform built on over 14 years of hands-on property management and real estate investment experience. She founded Keasy to modernize traditional property management through transparency, landlord control, and operational efficiency. What You'll Learn Read your own P&L and catch the management decisions quietly costing you money Own rental property in another state without answering the phone at 11 p.m. on Christmas Eve Keep decision-making authority over your property instead of handing it to a manager Put renovation money where it moves the rent, and pick materials durable enough for a tenant Set aside for the roof and the HVAC before the bill arrives Decide whether to rent out or sell when you're holding a 3% mortgage See why a mortgage payment is not the same thing as negative cash flow Buy the property now that pays for a child's college later Buying, selling, or deciding what to do with the house you already own? Reach out to Jeannie at https://posnerproperty.com/ and we'll see you at the closing table.
