Phil, you may or may not remember who I am. I literally just stumbled upon your podcast tonight.
I began in Adelaide real estate in 1973. Same year as Michael Brock. Last weekend, we lost Brocky, Anthony and saddest for me, my friend Gwen Alexandrou. Gwen was 96 and died peacefully in her sleep.
Guess I have a different perspective on real estate and success. I am 80 years old.
You both made excellent points. As I reflect back on my career…in which I broke several glass ceilings and created several innovative marketing ideas…I’ll add a couple of “old timer’s thoughts…and specifically a woman’s perspective.
Magnetism, selling ability..cannot be taught, I believe. The top 5 to 10 % always have and always will make 90% of all commissions.
Certainly there are vast differences in personalities of highly successful people. One commonality…the ability to truly look into your client’s eyes.
Sounds easy. It isn’t. If you are genuine, honest to the core; if your smile is genuine…everyone is attracted to you and dealing with you.
You are also, if that is your goal, a leader of men/women.
My Dad…who was manager of NYC for a large Salesforce always told me..Moni, no real secret for success. You must be willing to work harder, smarter and with deeper integrity than anyone else.
I was. It worked. I truly cared. Everyone who ever dealt with me recognised this.
Through my 34 year career, I was a Mother first. I never apologised to clients for my priority. In fact I broadcast it.
We do not sell houses, square metres of land. We sell dreams. Women have always had the most power in the buying decision. It’s biological. A home is our nest.
As “salespeople” we all need to understand this.
Mentors throughout my career who taught me the most.. Bernard Booth. Genius at working post Auction crowds. Bernard taught me..when I was already successful..Moni…never enter the house. Moni, stand on front porch as if you’re a hostess at a fun dinner party. Great advice!
When I joined Pete ‘Alexandrou it was my idea to hire an interior decorator..we paid her $80 a “free designer consultation “, if you listed with us. I explained to Pete, we want to be the “good cop” ..she can be the bad cop😉 That day the entire concept of styling a house was born. An Adelaide woman named Tiffany Murray began Dressed for Sale. I’d known Tiff since she was 3😂
Selling by “intention to offer”… my idea. In those years specifically in Adelaide hill’s demographics Auctions wouldn’t have achieved the highest price. I’d been with Hooker Unley prior and naturally Auction was the best method in those environs.
I truly understood how and why Auctions were the best for the Agent. However, my ethics and integrity never permitted me to think of myself.
I never “counted how much money I was making…ever.” I did as my Dad had taught me.
The North Star was my guide.
Whether you’re the managing director of a large expanding company like yours,
Phil, or a sales manager or a sales person…principal remains the same.
Remember who you are. Stay true always to your principles. In down time listen to podcasts…of philosophers, historians, scientists..whatever your interests. Let your mind absorb all kinds of stuff and…pay attention to your cauldron…every single day. They will teach you…lots.
Live your life that you love yourself…others will always follow. Truly, you can’t fake that stuff😂😎😉

I’d had a couple of years off in my 40’s. Developed a new hobby which necessitated me building a computer and learning to operate C Dos system.
In 1997 when I came back to work…was LJ Hooker Unley. I explained to Peter Economou and salesforce there that the future of all real estate marketing was the internet. No one knew what I was talking about then. I actually contacted and created the first real estate website in Australia. LJ Hooker Unley.
Continue with your podcasts. Brilliant idea. Use your downtime to let your brain absorb ideas from great minds in all fields. I believe that is when your own inherent creativity will spark the “next big thing”…
