    In this episode I'm unpacking how the RBA cash rate rises have impacted our future plans and having to switch up from an offensive to defensive strategy.  Refinancing right now isn't as straight forward as it once was (or at least it wasn't for us). Buy a dump, Renovating, build equity, redraw the equity and go again right? How wrong I was! The rising interest rates have eaten away over 35% of our purchasing power and has completely stopped our portfolio from growing (for now).  I'm positive many people will be in the same boat. I'm sure you'll be to told no, no, no, and you're going to have to keep pushing through the barriers until you get some sort of positive result. Even if that result is a defensive strategy to get you through the tougher times ahead.     I’m reading and hearing lots of rental crisis stories due to not enough rental properties, rental increases, people living out of cars and then the flip side of that is "the terrible greedy landlords" and how increasing the rents is a cash grab , and how is it fair that "I’m paying off the landlords mortgage" etc.  In this episode I’m unpacking how our investment property mortgage repayments have increased vs the rental increase we passed on.  I understand that it’s tough for everyone (I do take a bit of a tangent at the end about selling my car to someone that may be sleeping in it) and everyone has a different story and situation, this is just mine and if you’d like to come on the show and share your experience hit me up @propertyunfiltered on Instagram and let’s chat!

Anyone looking to buy their first or next property.  I've written down a list of important things that you should consider when you're actively looking to buy your next property. Hopefully this podcast gives you some helpful information and gets you thinking about how your next property stacks up with these points.  This is how I personally would be looking at my next residential purchase.  And if you don't have a time you should probably invest in a buyers agent that has the local knowledge and the real estate agent relationships.  Spending a little money now for a great future return on a long term investment is money well spent (that's what we did).     In this episode we chat with Guy Powell from Harcourts Coastal Broadbeach about his journey from a 'Fly in Fly out' electrician to Real Estate Agent. It's always great to understand people's true story and see what struggles they had to go through in order to get to where they are today and with “169” 5 Star ratings and winning multiple awards it fair to say he's doing alright! But no matter who you are it has to be tough to go from a salary of $250k+ down to a sub $40k salary and starting a brand new career.  What I got from this chat is that Guy is humble, hard working, absolutely loves his chosen career and there was never a plan B!
