Episode 567: Automating 90% of Your Real Estate Business with Keith Gillispie

Keith Gillispie deployed overseas 13 times as an active duty Marine. His kids didn't know who he was. That was the moment he decided real estate would be his path to financial freedom and time with his family. Now he runs two companies, coaches high-income W-2 earners and military investors, and has helped hundreds of investors build businesses that run on systems instead of chaos.   In this episode, Chris sits down with Keith, founder of REI Automated, to talk about what it actually takes to build a real estate business when you are strapped for time. Keith works primarily with active duty military, first responders, executives, and other high-demand professionals who are making good money but have no time to spare. His answer to that problem is automation, and his platform has systematized more than 90% of the repetitive, time-consuming tasks that keep most investors stuck in the weeds.   Keith also breaks down the three ingredients every investor needs to succeed: the right education, the right systems, and the right support. He explains why most people in the so-called coaching space are not actually coaches, how to vet who you learn from, and why asking for help is the one thing most former military investors resist the longest.   One of his clients, an active duty naval officer carrying a full course load, closed his tenth deal in under a year. The excuse is not the issue. The system is.   Key Takeaways   Every business that has stood the test of time runs on systems. Once you build the right systems, you can automate the majority of your workflow and let a computer do the repetitive work so you can focus on what actually drives revenue. There are three ingredients you need to succeed in real estate: the right education, the right systems, and the right support. You can have the first two and still burn out or quit without someone in your corner who has been through it. Busy work that does not drive revenue will kill your business. Rule number one is keep revenue in first position. If what you are doing right now is not moving a deal forward, stop and get on the phone with sellers. Most people in the education space are not coaches. Before you invest in someone's program, find out if they are actively doing deals, not just talking about them. Real coaching comes from people who are still in the trenches. Success leaves clues, but you have to meet people where they are. If someone is in chapter 15 of their journey and you are in chapter one, do not copy what they are doing now. Ask them what they did at the beginning.   Key Talking Points of the Episode   00:00 Introduction 00:18 Who is Keith Gillispie? 01:50 Keith Gillispie's Background: From Active Duty Marine to Real Estate 04:41 Helping High-Income W-2 Earners and First Responders 05:36 The Importance of Systems and Automation in Business 06:58 Managing Business Through Virtual Assistants and Checklists 08:35 Learning Creative Financing and Other Strategies Beyond Wholesaling 09:23 Busy Work Vs. Episode 566: How to Get Paid 3 Times On One Deal

Most people who haven't done their first creative real estate deal don't have an ability problem. They have a clarity problem. There is a big difference between the two, and it is the reason so many investors stay stuck collecting strategies, watching videos, and taking courses without ever actually closing a deal.   In this solo episode, Chris breaks down exactly why clarity is the missing piece for most people considering creative real estate, and why the 3 Paydays™ Live event exists. After the 2008 crash wiped him out after nearly two decades in the business, Chris realized that even experience doesn't give you clarity on its own. What changed everything was proximity: getting in the room, watching real conversations happen in real time, and seeing how deals actually come together from lead to structure to close.   That is the environment 3 Paydays™ Live is built to create. No outside speakers selling from the stage. No fluff panels. No theory-heavy presentations. Just Chris and the Smart Real Estate Coach family team, with over 104 years of combined experience and billions of dollars in transactions, walking you through the complete sequence: how the lead comes in, what the discovery conversation looks like, how to structure a deal that works for both parties, and how the 3 Paydays™ model generates between $45,000 and $350,000 per deal.    3 Paydays™ Live runs September 27 through 29 in Warwick, Rhode Island. Tickets are available now for a $97 refundable deposit when you show up.   Key Takeaways   The barrier to your first creative real estate deal is not ability or readiness, it is clarity. Once you see the full process clearly, the action follows naturally. Collecting strategies, scripts, and courses in pieces is like doing a puzzle without the box. Deals happen in a specific logical sequence, and you need to see the whole picture to execute confidently. Proximity accelerates everything. Watching real conversations and real deal structures happen in real time compresses years of learning into months, just as it did for Chris after the 2008 crash. The 3 Paydays™ model replaces the transactional treadmill of one-time paydays with three separate income streams from a single deal, generating between $45,000 and $350,000 per deal across the community. You do not become ready by waiting. Readiness comes from exposure, association, and seeing how deals actually work, not from studying more content alone.   Key Talking Points of the Episode   00:00 Introduction 00:35 The importance of clarity in creative real estate 01:51 How the 3 Paydays™ System is different from traditional real estate 03:21 The value of proximity and real-time exposure 04:10 Why what you're focusing on is crucial to your success 05:08 The real reason most investors stay stuck 06:58 Structuring win-win deals for sellers 07:22 What is a 3 Payday deal? 08:27 Typical earnings from 3 Payday deals 08:52 3 Paydays™ Live 2026: Warwick, Rhode Island 09:33 Learning from experienced coaches 10:14 The Process: Lead intake, discovery, and the quadrant method 13:13 The 1 year $1 million+ model 15:23 Real-life success stories from event attendees 18:14 Event details: 3 Paydays™ Live 2026   Links   3 Paydays® Live https://3paydayslive.com/podcast   Free Discovery Call https://smartrealestatecoachpodcast.com/discovery   3 Paydays® System Mastery Course - Use coupon code for 50% off https://smartrealestatecoach.com/qls Coupon code: pod   Apprentice Program 3PaydaysApprentice.com/Podcast    Masterclass https://smartrealestatecoach.com/masterspodcast   3 Paydays Books https://3paydaysbooks.com/podcast   Partners https://smartrealestatecoach.com/podcastresources

Episode 565: How Unresolved Trauma Sabotages Business Growth with Dr. Nicole Cain

In this episode, Chris sits down with Dr. Nicole Cain, a trauma-informed clinical psychologist, naturopathic physician, and author of Panic Proof, to talk about something most real estate investors never discuss: how unresolved stress and trauma show up in the body and directly impact your ability to build a business. Whether it was the 2008 crash, a loss, or years of financial pressure, the nervous system keeps score, and it will keep reenacting those events until they are resolved.   Dr. Cain breaks down the difference between fear, anxiety, and panic, explains why your symptoms are not the problem but a message, and walks through nine distinct types of anxiety that most conventional medicine misses entirely. From gut anxiety to trauma anxiety to hormonal and immune-driven responses, this conversation gives you a framework to actually understand what is happening in your body and what to do about it.   If you have been learning, preparing, and still not taking action in your business, this episode may explain exactly why.   Key Talking Points of the Episode   00:00 Introduction 00:56 Who is Dr. Nicole Cain? 02:21 Dr. Cain's personal journey and integration of holistic methods 05:41 Defining the Spectrum: Fear vs. Anxiety vs. Panic 08:20 Understanding powerlessness and somatic reenactment of trauma 12:05 The 3 Paydays System 14:17 How the body adapts physically to chronic stress 16:28 Viewing symptoms as a form of body communication 18:00 Moving beyond one-size-fits-all healthcare approaches 19:50 The 9 types of anxiety explained 23:16 How to connect with Dr. Nicole Cain 24:56 Upcoming Smart Real Estate Coach events    Quotables   "Your symptoms are not the problem. Your symptoms are your body's way of communicating to you what happened."   "It's almost like you changed the tires in the car after a collision, but you didn't change the spark plugs and you didn't change the brakes. We have to heal and recalibrate the whole person."   "If you go to a conventionally trained physician, they're great at diagnostics, they're great at prescribing. And also we have education and information to fill that in and make our diagnosis and our research more robust."   Links   Panic Proof https://www.panicproof.com/   Dr. Nicole Cain https://drnicolecain.com/   Anxiety Quiz https://drnicolecain.com/anxiety-quiz/   3 Paydays® Live https://3paydayslive.com/podcast   Free Discovery Call https://smartrealestatecoachpodcast.com/discovery   3 Paydays® System Mastery Course - Use coupon code for 50% off https://smartrealestatecoach.com/qls Coupon code: pod   Apprentice Program 3PaydaysApprentice.com/Podcast    Masterclass https://smartrealestatecoach.com/masterspodcast   3 Paydays Books https://3paydaysbooks.com/podcast   Partners https://smartrealestatecoach.com/podcastresources

Episode 564: Why Wealthy Investors Are Turning to Oil & Gas with Tait Duryea

Tait Duryea is the founder of Turbine Capital, a private equity firm specializing in commercial real estate and oil and gas investments, and a commercial airline captain with over 15,000 flight hours on the Airbus A321.    In this second episode of a two-part series, Tait breaks down why oil and gas has become a powerful portfolio complement to real estate, especially for high-income W-2 earners looking for active tax write-offs.From the mechanics of horizontal drilling and 98–99% commercial success rates, to writing off 80–90% of your investment against W-2 income in year one, this episode is a masterclass in smart portfolio diversification for accredited investors ready to look beyond traditional real estate.    If you're a surgeon, business owner, or high-income professional sitting on passive losses you can't use, this episode was made for you.   5 Key Takeaways   Oil and Gas Isn't What It Used to Be — Horizontal drilling technology has pushed commercial success rates to 98–99%, but the tax incentives created during the risky era of vertical drilling have never gone away. That gap is the opportunity. The W-2 Deduction No One Talks About — Unlike passive real estate losses, non-operating working interest in oil and gas wells is treated as active income under IRS code 263 Alpha. High-income earners can write off 80–90% of their investment against W-2 income in year one. Diversify Through a Fund, Not a Single Well — Buying into one or two wells exposes you to catastrophic concentration risk. Turbine Capital's Waypoint Energy fund offers exposure to 40–60 wells alongside major operators like ExxonMobil and Devon — a very different proposition. Front-Loaded Cash Flow Is a Feature, Not a Bug — Oil and gas wells produce the bulk of their returns in the first 24 months. Paired with the year-one tax refund, this creates rapid capital velocity — funds that can then be redeployed into longer-duration real estate deals. Know Where You Are in the Real Estate Cycle — With cap rates expanding into the 6s and values still suppressed, Tait sees this as a prime entry point for commercial real estate. Senior housing and small-bay industrial are his two highest-conviction plays for the next cycle.   Key Talking Points of the Episode 00:00 Introduction 00:22 Meet Tait Duryea: Airline pilot turned Private Equity founder of Turbine Capital 01:50 The 3-Paydays Book 02:13 Why high-income investors are adding oil and gas to their portfolios 04:05 Mineral rights vs. new drilling opportunities 05:45 The oil and gas tax advantage that's been in the tax code since the 1950's 07:54 How to invest in oil & gas: Fund minimums, structure, and entry points 10:48 Understanding the returns from oil & gas investments 12:13 The 3-Paydays System 14:42 How to balance oil & gas and real estate for faster portfolio growth 15:32 Get connected with Tait Duryea and the Turbine Capital Investor Relations team 16:04 Is now a good time to buy commercial real estate? 17:44 Why Tait is bullish on senior housing and small-bay industrial real estate 20:53 The opportunities in self-storage and manufactured housing 22:35 Final thoughts and how to connect with Turbine Capital 23:35 How Propsperity.io helps real estate investors manage and scale their portfolio   Links   Turbine Capital https://www.turbinecap.com/   Turbine Capital Investor Email investors@turbinecap.com   Tait Duryea tait@turbinecap.com   Oil and Gas Fund Through Turbine Capital https://www.waypoint-energy.com/   3 Paydays® Live https://3paydayslive.com/podcast   Free Discovery Call https://smartrealestatecoachpodcast.com/discovery   3 Paydays® System Mastery Course - Use coupon code for 50% off https://smartrealestatecoach.com/qls Coupon code: pod   Apprentice Program 3PaydaysApprentice.com/Podcast    Masterclass https://smartrealestatecoach.com/masterspodcast   3 Paydays Books https://3paydaysbooks.com/podcast   Partners https://smartrealestatecoach.com/podcastresources

Episode 563: The Self-Storage Strategy That Thrives in Any Economy with Ryan Gibson & Tait Duryea

Ryan Gibson is a former 17-year Delta and Alaska Airlines pilot turned self-storage mogul, now operating as one of the 29th largest self-storage operators in the country with over $1 billion in assets and 7.5 million square feet under management through his company, Spartan Investors.   In this first of a two-part series, Ryan joins host Chris Pre to break down why self-storage is one of the most recession-resilient asset classes available, how to use seller financing to acquire deals without banks, and what it really looks like to build a 200-person business while still flying commercial jets — and then finally walk away on your own terms.   Key Talking Points of the Episode   00:00 Introduction 01:08 Passive Income Pilots podcast 02:20 How Ryan and Tait met and started Passive Income Pilots 04:48 The importance of financial and time freedom for pilots 06:03 The 3 Paydays System 08:33 Deep dive into self-storage as an asset class 10:09 Why more Americans use self-storage than fly on airplanes 11:08 The 5 Ds of self-storage demand 13:29 Opportunities for mom-and-pop owned facilities 14:02 Competing with "big money" in smaller markets 15:48 Building trust and uncollateralizing notes 17:12 Typical terms for syndicated real estate deals 19:20 Advice for W-2 employees considering the jump into business 21:07 The psychological benefits of maintaining a professional career 24:42 Preview of part 2: Diversification with Tait Duryea 26:40 3 Paydays Live Event   5 Key Takeaways Self-Storage Wins in Any Economy — The five D's (Death, Displacement, Downsizing, Divorce, Diapers) drive self-storage demand through recessions, COVID, and market downturns alike. Occupancy often increases during economic disruption — not despite it. Avoid Institutional Competition by Going Small — Big money chases 100,000+ sq ft facilities in core markets. The 10,000–20,000 sq ft mom-and-pop space is largely ignored by institutions, which means less competition and far more seller-financing opportunities for individual investors. Seller Financing Is About Aligning Motivations — Ryan's first seller didn't want the note paid off because of capital gains exposure. Understanding why a seller needs what they need — not convincing them — is what makes creative financing work. Authentic outreach and trust over time unlocked a $1.1M carry-back note that followed them to the next deal. Keep Your W-2 While You Build — Ryan flew commercially for 8 to 9 years while building a 200-person company. For airline pilots with flexible schedules, there's little reason to abandon high W-2 income early. Use the schedule, build with urgency during off days, and only step away when the business demands it. ROI on Life Matters as Much as ROI on Investment — Ryan shifted from active flipping to passive investing vehicles because he wanted to give other pilots a great return without sacrificing their time. The goal isn't just financial — it's building a portfolio that gives you back control of how you spend your days.   Links   3 Paydays® Live https://3paydayslive.com/podcast   Free Discovery Call https://smartrealestatecoachpodcast.com/discovery   3 Paydays® System Mastery Course - Use coupon code for 50% off https://smartrealestatecoach.com/qls Coupon code: pod   Apprentice Program 3PaydaysApprentice.com/Podcast    Masterclass https://smartrealestatecoach.com/masterspodcast   3 Paydays Books https://3paydaysbooks.com/podcast   Partners https://smartrealestatecoach.com/podcastresources

Episode 561: Why Traditional Financial Advice Doesn't Work for Entrepreneurs & Investors with Chris Miles

In this master's class episode of the Smart Real Estate Coach Podcast, I sit down with Chris Miles for a timely conversation on passive income, financial freedom, and why so much traditional financial advice simply does not work for entrepreneurs, investors, and high-income earners who want real options. That alone should get your attention.     We talk about why the old "save for 40 years and hope" model leaves too many people trapped, how Chris went from financial advisor to "anti-financial advisor," how he hit financial freedom at 28, lost it all during the 2008 crash, then rebuilt it again by 39. We also get into liquidity, passive-income strategy shifts, infinite banking, relationship capital, mastermind rooms, and why cash is king in today's market.    If you want to stop waiting for someday and start building a work-optional life through smarter investing and stronger cash flow, this episode is packed with perspective.   Key Talking Points of the Episode   00:00 Introduction 01:04 Who is Chris Miles? 02:02 Chris Miles' background as a financial advisor 04:20 Realizing the potential of real estate over mutual funds 06:05 Achieving financial freedom the first time 07:01 Facing financial loss and digging out of debt 08:05 Achieving financial freedom the second time 11:05 Identifying the ideal client for Cash Flow Strategy 12:15 The 3% Rule and limitations of traditional retirement accounts 14:02 Accelerating freedom through real estate lending and equity 16:43 Recent market shifts and the importance of liquidity 18:51 Strategies for storing cash outside of traditional banks 20:13 The power of proximity, masterminds, and community 23:13 The importance of borrowed credibility and relationships 25:00 How to connect with Chris Miles and Money Ripples 26:17 Announcement: 3 Paydays Live Event   Quotables   "It's acceleration, not accumulation. Episode 560: Why Operators Are the Bottleneck When The Business Is Scaling with Matt Miale

In this master's class episode of the Smart Real Estate Coach Podcast, I sit down with Matt Miale for a conversation that is incredibly timely for anyone who has already proven they can hustle, grind, and generate income, but now wants to build something bigger without losing their life in the process. Matt has more than 20 years of experience, has lived through the crash, built a real estate business from the ground up, and now helps agents and team leaders do the hard but necessary work of moving from solopreneur to entrepreneur. And that shift is everything. Because making money on your own is one thing. Building a real business that runs with structure, people, and systems is a totally different game.     We get into what it really takes to scale, why most operators are the bottleneck in their own business, how to identify the work you should never be doing anymore, and why getting in the right room changes everything.    Matt also shares the painful lessons he learned from building a multifamily portfolio before the 2008 crash, how he unwound that mess without bankruptcy or foreclosure, and why learning, proximity, and structured leadership are the keys to long-term growth.    If you are stuck doing everything yourself, trying to grow past your own capacity, or ready to stop building a job and start building a company, this episode is a must-listen.   Key Talking Points of the Episode   00:00 Introduction 00:37 Who is Matt Miale?  01:41 From solopreneur to CEO 04:42 Breaking free from the corporate sales grind 06:27 How Matt got started in real estate investing 09:10 Lessons from surviving the 2008 housing market crash 11:19 What it was like to recover from financial setbacks 12:53 Creative Real Estate Financing: The 3-Paydays System 17:06 The importance of proximity and association in real estate 20:17 How identifying business bottlenecks will help you achieve growth 24:42 How to build a real estate team that scales 25:03 Finding your 10%: Focusing on your business strengths 27:44 The difference between handling "kitchen fires" vs. "dumpster fires" 28:35 Organizational structure and consulting for large teams 30:32 REI Blackbook   Quotables   "More often than not, you are the bottleneck to your own business's growth."   "There's always a room that you're trying to go find.:   "Do as much as you possibly can in your strength, in the thing that you're awesome at, and give away every other thing."   Links   Matt Miale https://www.instagram.com/mattmiale https://www.instagram.com/mattmialeteam/ https://mattmiale.com   3 Paydays® Live https://3paydayslive.com/podcast   Free Discovery Call https://smartrealestatecoachpodcast.com/discovery   3 Paydays® System Mastery Course - Use coupon code for 50% off https://smartrealestatecoach.com/qls Coupon code: pod   Apprentice Program 3PaydaysApprentice.com/Podcast    Masterclass https://smartrealestatecoach.com/masterspodcast   3 Paydays Books https://3paydaysbooks.com/podcast   Partners https://smartrealestatecoach.com/podcastresources
