    Send us Fan Mail Ten weeks in, and the Renters' Rights Act is no longer a debate — it's the operating reality. The headline change is simple: a landlord can no longer demand a year, six months, even three months upfront as the price of a tenancy. One month, then you're periodic. The abuse it was written to stop is real, and I've seen it. Not our tenants, not central London — a single mother on a Tesco wage, three children, a landlord insisting on a full year in advance. She raised it through a doorstep lender charging 15% a month. That is not a rental market. That is exploitation dressed as a referencing check, and stopping it is right. But the street is telling a more complicated story. Where landlords used upfront rent to take a chance on someone thin on paper — an international student, a new arrival, a tenant without a UK guarantor — that door is quietly closing. The workaround isn't fairer access. It's guarantor demands and deposit-replacement products, and a harder no for anyone who can't clear them. The other pinch is on the sell side, and it's the one our clients feel most. Plenty of prime owners are sellers if the price is right. Under the new rules, if you let while you wait, you can't run a sale and a let at the same time — and unwinding a tenancy to take a genuine offer is now slow and awkward. If you're a committed long-term holder, you plan around it. If you're an opportunistic seller, it's a real constraint on your optionality. The clean read: the Act fixes an ugly problem at the bottom of the market and hands a planning problem to the top. Both are true at once. What we're watching next: whether the guarantor squeeze hardens, and whether prime landlords start pricing the reduced flexibility into how they hold.
