    197: We Closed a $144K Real Estate Deal From a Hospital Room

In this episode of Creative Finance Playbook, Jenn and Joe take it back to 2020 and share the story of their very first full-time real estate deal. A motivated seller in Henrietta, New York reached out because he had an opportunity to move to North Carolina and needed to sell quickly. Instead of convincing him into seller financing, Joe simply asked the right questions, listened to what the seller needed, and created a solution that worked. The deal was moving forward… until Joe found out his left lung had collapsed. With the seller’s U-Haul packed and closing depending on them, Jenn and Joe had to figure out how to get the paperwork signed while Joe was in the hospital with a chest tube. That deal went on to generate $144,000 in net profit. But more importantly, it helped a seller move forward, helped a renter become a homeowner, and proved that real estate is not always the highlight reel.
