The city-wide numbers show Guelph’s average home price down roughly 4% year over year and sales down about 11%, but those headline numbers don’t tell the full story. Guelph has 18 different real estate neighbourhoods, and each one can perform very differently depending on housing type, inventory, buyer demand and the mix of homes being sold.  In this episode of the Guelph Real Estate Report, Guelph REALTOR® Ryan Waller takes a deeper look at neighbourhood-level real estate trends across the city.     Guelph Real Estate Market: July 2026 Results & What’s Next: Ep 40

Despite July typically marking the beginning of the slower summer real estate season, 143 homes sold in Guelph — nearly matching the 148 sales recorded in June. That unusual strength may be an early sign that the market is beginning to stabilize, although prices and overall sales remain below 2025 levels.
