EP39: His Next Deal: The Lease Purchase Contract

Can you control a multimillion-dollar commercial property without having the money to buy it today? Andrew Wright thinks he may have found a way. In this episode of The Andrew Wright Property Podcast, Andrew takes us inside a live deal he's currently negotiating using a strategy he's never personally used before: a lease purchase contract. The property is a large commercial site Andrew has offered $2.45 million to purchase with just a $25,000 deposit and a proposed delayed settlement. But the purchase itself is only the beginning. Andrew walks through how he believes he could potentially create value before settlement through leasing, rental arbitrage, development approval and even $1.5 million worth of stock currently sitting inside the property.  In this episode: What a lease purchase agreement is and how it works Lease purchase agreements vs lease purchase options How Andrew found this property completely off market Why he's proposing a delayed settlement How a potential national tenant could transform the property's value The rental arbitrage opportunity Andrew sees in the deal How $1.5 million of included stock could help fund the eventual purchase The potential development opportunity on an acre of spare land Why Andrew is speaking directly with council before settlement The risks that could still derail the entire strategy Why problem properties can create some of the biggest opportunities Nothing about this deal is guaranteed and that's what makes this episode different. You're hearing Andrew's strategy while the deal is still happening, including the risks, unknowns and negotiations that could determine whether it becomes one of his best deals yet or doesn't happen at all.  Follow the podcast because we'll be coming back to this deal as it unfolds. EP38: Four Reasons Why I Own Nothing

How can you build a multimillion-dollar property portfolio and personally own almost nothing? Andrew Wright has spent decades building wealth through property, yet today he says the only things he personally holds are his credit card and the clothes on his back. That’s deliberate. In this episode of The Andrew Wright Property Podcast, Andrew and Adam unpack the four reasons Andrew uses companies, trusts and other structures rather than holding his investment properties personally: asset protection, estate planning, borrowing capacity and tax planning. Andrew also explains how being sued following the GFC fundamentally changed the way he thought about protecting assets, why he maintains loans across most of his properties, and how different structures have affected his ability to finance and grow his portfolio. In this episode: Why Andrew personally owns almost nothing The experience of being sued after the GFC that changed his approach How Andrew thinks about asset protection across his portfolio Why estate planning becomes increasingly important as a portfolio grows How different entities can affect borrowing capacity Why Andrew uses separate structures when acquiring properties How tax and land tax considerations influence his decisions Why the rules can change significantly between Australian states Why getting professional advice before buying matters This isn't about copying Andrew's structure. It's about understanding that what you buy is only one part of property investing, how you own it can matter too. Important: This episode discusses Andrew’s personal experience only and does not constitute legal, financial or taxation advice. EP37: How Smart Investors Buy Property in a Falling Market

How Smart Investors Buy Property in a Falling Market What should property investors do when the market starts to turn? In this episode of The Andrew Wright Property Podcast, Andrew Wright and Adam unpack the changing property market, sharing what's happening on the ground as buyer activity slows, finance becomes harder to secure and negotiations become tougher. But rather than sitting on the sidelines, Andrew explains why experienced investors often see downturns as opportunities and shares exactly how he's continuing to grow his own portfolio despite tighter lending conditions and increasing uncertainty.  Andrew also provides an update on several live property deals, including commercial acquisitions, development approvals, refinancing strategies and the creative financing techniques he's using to secure properties he couldn't traditionally finance. In this episode: Why the property market changed so quickly What Andrew is seeing in today's residential market Why more property contracts are falling over Lessons from losing a valuable development approval How commercial leasing is creating value across Andrew's portfolio Why refinancing remains one of Andrew's most powerful investing tools How creative finance helped him buy nine properties without traditional bank loans The importance of making consistent property offers, even when you don't win every deal A preview of two potential property deals Andrew believes could become the best of his career Whether you're buying your first investment property or managing a growing portfolio, this episode offers a practical look at how experienced investors adapt when market conditions change.  Connect with Andrew Wright: andrewwrightproperty.com.au

EP36: How to Get Financially Fit for Property Investing with Duncan Perkins

Are your finances actually structured to support your property goals? In this episode of The Andrew Wright Property Podcast, Andrew sits down with Duncan Perkins, who brings more than four decades of experience across banking, mortgage lending, accounting and financial planning. Duncan shares what it means to get “financially fit” for property investing, from restructuring loans and accessing equity to choosing ownership structures, helping children into the property market and preparing for changing market conditions. They also unpack a property development Duncan undertook with friends that didn’t quite go to plan, including the unexpected costs, delays and lessons that came with a seemingly straightforward subdivision. In this episode: Why Duncan prefers “restructuring” to simply refinancing When it may make sense to access available property equity Lessons from a one-into-two subdivision that didn’t go to plan Fixed vs variable interest rates How parents can help children enter the property market while protecting themselves Property ownership structures, trusts and SMSFs Why getting professional advice before making a decision can save costly mistakes What Duncan believes separates successful investors from the rest If you want to build a property portfolio that can withstand changing markets, this conversation is a reminder that the property itself is only part of the equation.
