Property Conveyancing & Legals demystified - TPD S2.E4

Property Conveyancing & Legals demystified - TPD S2.E4

We like Stu. We hope you do too.
How often do you say that about a Solicitor? We jest, sort of. A lot can be really annoying, slow response times, errors and just not the service level we expect for the price. He’s been in the business for 20+ years.

Stu and PCS are different, they have worked with James and Tej, in fact they’ve done 8+ transactions with Tej, and will continue to do them. So we personally vouch for them. Email Tej for an introduction: hello@tejinvests.com

We discuss the wild world of Legals and Conveyancing, the good, bad and downright ugly. Also, how a Solicitors firm is actually run, what it costs, and why the fees are so.
Also, we uncover the difference between Conveyancers and Solicitors.

Why Tenant Experience is so important - TPD S2.E3

Why Tenant Experience is so important - TPD S2.E3

Tenants are customers. When was the last time you heard this? Probably never. They aren’t seen or treated like them, perhaps this stems from the government's pathetic treatment towards good landlords, this creates a divide between us. We personally feel it, from the laws that are against us… anyway, rant over.

They pay the mortgage, and your profit. So, they are like any other customer in any business, except a little trickier as you can’t just get rid of them, and it’s not easy to deal with non-payers. This is why it’s vital you get it right at the start. If you create a great environment, then you will find great tenants who want to look after the space. Right?

So, why don’t we think of the TX (Tenant Experience)? Jess is a Leader (get it) at this. It’s at the forefront of her investments, ethos and interior design. Tenants notice the hard work she puts in, and Investors work with her because her core values are important to her, and the bottom line.

We discuss what you can do to find awesome tenants, how to vet them, and what design tricks you can use to do better.

Buying tenanted properties, Portfolio purchases with Investor funds and investing in Scotland with Sam Dyer

Buying tenanted properties, Portfolio purchases with Investor funds and investing in Scotland with Sam Dyer

Sam is a portfolio landlord & investor with a property portfolio spanning across Scotland from Glasgow up to Aberdeen. All of Sam's acquisitions since 2016 have been funded by private investors and his main strategy is acquiring portfolios. He also co-owns Dyer & Co Property, an ARLA accredited property management company that focuses on the property investment sector.
Sam’s main role within the company is running the portfolio building department, which put simply helps property investors spend their cash! Dyer & Co operate across Glasgow, Lanarkshire, Falkirk, Edinburgh & Fife.
    We cover:
Sourced just shy of £8 million of property for investors.Co-own a letting agency that started off as a sourcing business. Portfolio across Central Scotland. Business is focussed on property investors & portfolio landlords (www.dyerandco.co.uk). First BTL in 2015 (was working offshore at the time), since 2016 have used none of my own money to build a multi-million pound portfolio. Mainly BRRR for first couple years. Nowadays mostly portfolio purchases, do the odd single unit if it’s a higher value property.Virtually all my private investor finance has come through clients of my letting agency – which is one of the reasons I started an agency (to build relationships with & provide a service for people that have money).
