    In this episode of The Blueprint Podcast, I break down one of the simplest deals I've ever done. A pre-auction purchase that created nearly £200,000 in equity and £3,000 a month in cashflow, all with no money left in.   I walk through why the numbers made it obvious, how buying at £47,500 per room in a prime area was a no-brainer, how securing the operator during conveyancing locked in the deal, and how the entire process, purchase, refurb, lease, and refinance, was completed inside 90 days.   This isn't hype.
