    Facts and Figures About BestAgent: An Update

    Tonight's live was a little different: a first-of-its-kind update on BestAgent, the home moving marketplace built to halve transaction times and fall-throughs. I went through the seven groups of people involved, from the advisory board, exec team and platform partners to estate agents and the BestAgent Club, home movers, the media and chip holders, then shared some facts and figures on the platform's scale today: around 4,000 registered movers, 1.1 million properties in the system and 43 applications working together behind the scenes.     5FF Short Cut: Ruinous Rates Run Riot: 5FF

    Five-year fixed mortgage rates hit 6%, making moving harder, slower and more prone to fall-throughs. Kemi Badenoch and the Tories plan to abolish stamp duty on all primary residences. Some first-time buyers could need a deposit of just £3,600 under Your First Home, which means up to 97.5% debt on a home that could lose 16% of its value the day you move in. The RICS survey shows agents expect slow, low transactions for the next twelve months and falling prices in every area bar Scotland and Northern Ireland. Land Registry completed prices show London down 9.8% in a year, detached homes in London down 18% and in the South East down 10%, and England and Wales down 4%.     5FF Short Cut: Stig Live in the House for 5 Fact Friday Special

    Mortgage approvals crashed 19% month on month (Bank of England, non-seasonally adjusted), while HMRC completed transactions fell 11% July to August. Your First Home offers 2.5% deposits and taxpayer equity loans on new builds — housebuilder shares jumped about 15% before falling back, and buyers risk negative equity from day one. Average fixes hit about 5.93% (two-year) and 5.94% (five-year), the five-year highest since October 2023. Zoopla finds a quarter of homes listed in the past month were on the market in the last year, and six in 10 came back cheaper. Mandatory licensing and qualifications for estate agents won't fix overvaluing or long sole-agency tie-ins.
