Is the Housing Market Turning a Corner?

Is the housing market finally turning a corner—or are we headed for another challenging season? With fall 2026 upon us, we are digging into what some of the country’s leading economists and housing experts are saying about the months ahead. Mortgage rates, inventory, home prices, affordability and buyer activity are all part of the conversation, but the bigger question is: What does all of this actually mean for buyers, sellers and real estate professionals? The good news? Most economists aren't predicting a repeat of 2008. But that doesn't mean the market is easy. We're talking about a market that is becoming increasingly regional, increasingly dependent on affordability, and one where realistic pricing and informed decision-making matter more than ever. We'll also talk about a question we keep hearing: What happens when buyers stop waiting for the "perfect" mortgage rate and start making decisions based on the market that's actually in front of them? As always, we're looking beyond the headlines and breaking down the numbers in a practical, real-life way. Because whether you're buying, selling, investing or helping others navigate the market, understanding why the market is behaving the way it is may be more valuable than trying to predict exactly what happens next. Grab your coffee, put on your REALTOR hat (or your future homeowner hat!), and join us for a look at the fall housing market. https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com

The Long Game: 20 Years of Leadership at OTC

What does it take to lead an institution for 20 years—and still have the energy and vision to look toward the next 20? In this episode, we sit down with Dr. Hal Higdon, Chancellor of Ozarks Technical Community College, as he reflects on two decades at the helm of OTC. When Hal arrived in Springfield in 2006, he never imagined he would still be here 20 years later. Since then, OTC has transformed—expanding campuses and facilities, adding programs, serving nearly 200,000 students, and becoming a major force in workforce development across the Ozarks. But this conversation isn't just about buildings, degrees and numbers. We talk about the leadership philosophy behind that growth, the importance of hiring people who are smarter than you, building strong relationships in the community, and what Hal has learned from both professional challenges and some very personal seasons of life. We also look ahead. Hal is currently guiding OTC through what he says will be his final strategic plan, with his contract running through 2031. So what does he still want to accomplish? What does he hope to leave behind? And what does the future of workforce development—and Springfield—look like from his perspective? It's a conversation about leadership, community, resilience, legacy and knowing when it's time to begin preparing for what's next. https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/

The Big Shake-Up in Real Estate

Is real estate getting too big? If it feels like every time you open the news there’s another real estate company buying another real estate company…you’re not imagining it. In this episode of Simply Authentic, we’re taking a look at some of the biggest headlines shaking up the real estate industry—including Real’s acquisition of RE/MAX, Compass and Anywhere coming together, Bed Bath & Beyond’s move into real estate through its acquisition of Fathom Holdings, and the latest developments surrounding the NAR Sitzer-Burnett settlement. But we’re not just reading the headlines. We’re asking the bigger questions: Why is so much consolidation happening right now? Is bigger actually better? What does all of this mean for REALTORS? And, most importantly, is this changing the real estate experience for consumers? We’ll also step away from the corporate headlines and talk about what we’re actually seeing here in our own market—and whether these national trends are showing up in the conversations we’re having with buyers, sellers and agents every day. And, of course, we’ll put ourselves on the spot before we wrap up! The real estate industry is changing. The question is: where is it headed—and are we ready for it? https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/

Growing Up Is Hard on the Grown-Ups

In this totally unplanned and very authentic episode, we have a conversation about the back-to-school feels—and somehow end up talking about how quickly life changes. Tonya’s oldest grandchild is heading off to kindergarten, and after 5½ years of sleepovers, adventures, routines and making memories together, she’s realizing that this milestone isn’t just a big change for her granddaughter. It’s a new chapter in their relationship, too. Angie is watching another back-to-school tradition unfold in her own family as her nephews head back to school. But this year, the family photo looks a little different. Two of the oldest have already graduated college, and suddenly there are fewer kids in the picture than there used to be. How did THAT happen?! Along the way, we talk about the bittersweet reality of watching kids grow up, the memories we hold onto, the changing dynamics of family, and why milestones like the first day of school can make us stop and appreciate just how fast time flies. And, of course, we want to give a huge shoutout to the teachers, administrators, support staff, bus drivers, counselors and everyone else who makes our schools work. You’re shaping lives every single day—and we appreciate you more than you know. It’s a little nostalgic, a little funny, and a whole lot of real-life conversation. Because sometimes the best podcast conversations are the ones you didn’t plan. https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/

The Other Side of Real Estate: Zach Riggs on Investing, Rentals & Wealth

What happens when real estate investing just… finds you? In this episode, we are chatting with fellow REALTOR and real estate investor Zach Riggs. Zach got into real estate at a young age, and while selling homes was part of his journey, investing in property became a major part of his success—especially buying, renovating, and holding homes as rentals. Zach shares the story of how he got started, the mentors who helped shape his journey, the biggest lessons he has learned along the way, and the mistakes that taught him the most. We talk about what REALTORS should consider if they’re thinking about becoming investors themselves and some practical advice for anyone who wants to use real estate as a long-term wealth-building strategy. You may also know Zach as the “Guy Who Buys Homes,” the social media platform he created to share his experience and connect with others interested in real estate investing. Today, that passion has evolved into the New Heritage Group, a real estate investment group designed to help others acquire, renovate, and build their own rental portfolios. And because we always like to get a little personal, we talk family, travel, and Zach’s favorite places that should be on every traveler’s must-visit list. Whether you're a REALTOR curious about investing, someone considering your first rental property, or simply interested in how ordinary people can build long-term wealth through real estate, this conversation with Zach Riggs is full of insight, honesty, and practical advice. https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/

Three Years Later: Catching Up with the 417 Foodist

What happens when a crazy idea turns into something much bigger than you ever expected? We first sat down with Billy Dove, the man behind 417 Foodist, back in October 2023. At the time, he was four years into a venture that started as a passion project—and had already grown into regular appearances on Ozarks First and a whole lot of connections throughout the local food scene. Now, nearly three years later, we’re catching up with Billy to find out what’s happened since our last conversation. Billy takes us back to the beginning—why he started 417 Foodist in 2019, how he earned people's trust despite having no formal experience in the food business, and how a simple idea quickly opened doors he never expected. We talk about the evolution of 417 Foodist, whether it’s still a hobby or has become a business, the challenges and unexpected wins, and the moments that have surprised him most along the way. We also talk about something that’s becoming part of almost every business conversation: AI. How is Billy using it in his work, and where does it fit into a business built around food, people and local connections? From hobby to business, from an idea to a recognizable local brand, this conversation is a reminder that sometimes you just have to start—and see where the idea takes you. And of course, we couldn’t let Billy leave without asking the big question: What’s next for the 417Foodist? Stay tuned to the very end because we are putting his taste buds to the test as he samples cookies from a few local bakeries! https://www.youtube.com/@SimplyAuthenticPodcast https://www.gershman.com/loan-officers/jack-langley/ https://gatozarks.com/ https://www.arvesthomeloan.com/jdressler.html https://www.bigfootfunpark.com/ https://www.facebook.com/profile.php?id=100066937632311 https://simplyauthenticpod.com/ https://www.facebook.com/417foodist/
