SMSF Property - The Time to Act is Now!

Need help buying residential property under an SMSF structure ? If you have already set up your SMSF, are close to finance approval, or need to move quickly before these proposed new changes take effect, book a FREE discovery call directly with Sky here: https://convergencebuyersagents.com.au/dc-podcast Emergency Episode In this emergency episode of the Melbourne Property Podcast, Sky breaks down the latest proposed changes to SMSF property lending and what they may mean for investors looking to buy residential property through a self-managed super fund structure. On 23 June, the Federal Government agreed to support a Greens amendment to ban future limited recourse borrowing arrangements for residential property by superannuation funds. Essentially, this affects the lending structure that allows SMSFs to borrow to buy residential property. The government statement says the change applies to future arrangements, so if you've already purchased this shouldn't apply to you.   Sky explains why this matters, who may still have a window to act, and why urgency should not be confused with rushing into the wrong asset. This episode covers: What has been announced around SMSF residential property borrowingWhy limited recourse borrowing arrangements matter for SMSF investorsWhy existing SMSF property owners appear to be protectedThe potential timing window for buyers who are already set up and readyWhy SMSF property can be tax effective, but is not suitable for everyoneThe importance of proper financial, tax, legal and lending adviceWhy buyers should still apply full due diligence before purchasingHow Convergence Buyers Agents may assist eligible SMSF clients who are ready to proceed Sky also outlines a short term offer for eligible SMSF clients who are genuinely ready to buy. The standard fee remains unchanged, but the upfront engagement fee will be refunded if Convergence is unable to secure a suitable property in time. This is not about panic buying. It is about acting quickly, strategically and with the right advice around you. Book your free discovery call with Sky:https://convergencebuyersagents.com.au/dc-podcast

Ep 38: 2026 Budget Property Shake Up - Negative Gearing, CGT and Market Impacts

Published: 13 May 2026 In this emergency episode of the Melbourne Property Podcast, hosts Lindsay and Sky unpack the major property tax changes announced on 12 May in the 2026 Budget and what they could mean for Melbourne buyers, Australian property investors and renters. They break down the proposed changes to negative gearing and capital gains tax, including the shift toward new residential builds from 1 July 2027, grandfathering for existing holdings, and the replacement of the 50 per cent CGT discount with indexation and a 30 per cent minimum tax on gains. The episode looks beyond the headlines though and delves into buyer behaviour and market impacts. Investors may move toward commercial property, SMSFs, trusts, companies and higher yielding strategies. At the same time, owner occupiers may see a short term buying window if some investors look to sell before the new rules take effect. Lindsay and Sky also explain why new builds are not automatically strong investments, why tax driven decisions can be dangerous, and why asset selection, purchasing structures, yield and value-add potential will matter more than ever. If you are buying property anywhere in Australia, reviewing an investment portfolio, or trying to understand what these changes could mean for the broader market, this episode provides clear, practical insights to help you make more informed decisions. Episode highlights include:• What changed for negative gearing and CGT in the 2026 Budget• Why new builds are being favoured under the new rules• How investor behaviour may shift across residential, commercial, trust, company and SMSF structures• Why new builds and house-and-land packages still need strong fundamentals• The possible impact on rental supply, rents and owner occupier competition• What investors should review before making decisions based off tax, rather than a true strategy Enjoying the podcast and want to support future episodes? You can buy us a coffee here:👉 https://buymeacoffee.com/melbournepropertypodcast Never miss an episode.
