Book a time with us here: twincitiesrealestateinvesting.com/schedule In this Adam & Tim episode, Tim breaks down the very real process of “unf*cking” his financial life after getting deeply entangled in multiple deals with a contractor partner. What started as a creative financing arrangement — including a CD-backed down payment agreement that never materialized — spiraled into a chain reaction of stress, surprise tax bills, forced property sales, and difficult decisions. Tim walks through the lessons learned from overleveraging partnerships, trying to “fix” one deal with another, and the emotional toll that comes with complicated financial entanglements. Adam and Tim also dive into broader conversations around leverage, HELOCs, paying cash versus using debt strategically, and some of the “velocity banking” concepts investors hear thrown around online. They answer a few listener questions and have an honest conversation about risk, liquidity, and why having access to cash often matters more than simply owning properties free and clear.

Book a time with us here: TwinCitiesRealEstateInvesting.com/schedule Evan Uribe got his start in real estate investing around 2015 with a classic Minneapolis househack — and then just kept going. Over the years, Evan completed four more househacks, making him the unofficial king of househacking on the show. His most recent project was an FHA 203k renovation loan deal, where he learned firsthand just how powerful — and complicated — those programs can be. In this episode, Evan breaks down the lessons, mistakes, and unexpected challenges that came with using the FHA 203k program in a real-world project. A few years ago, Evan also stepped into the affordable housing world professionally, taking a job underwriting deals for a public housing fund. That experience gave him a crash course in affordable housing finance, including grants, tax credits, lending programs, layered financing structures, and the realities of how affordable housing projects actually get built. Evan brings a rare perspective because he’s lived on both sides — as a scrappy small investor building wealth one househack at a time, and as someone analyzing large-scale housing deals professionally. This episode is packed with practical insights for anyone interested in househacking, creative financing, or the affordable housing world. 🚨 If you enjoy the show, please share this episode with a friend, post it on social media, and leave us a review. It helps us grow the Twin Cities real estate investing community and continue bringing on great local guests.

Book a time with us here: TwinCitiesRealEstateInvesting.com/schedule Tyler Joas grew up working on job sites with his dad, a home builder, and always had an interest in construction. After graduating from the University of St. Thomas, he originally planned to go into development—but with COVID hitting during his senior year, the job market dried up fast. Instead, Tyler started a general contracting business from scratch, taking on small jobs with friends and hustling for work through forums and Facebook groups. His first deck project was such a frustrating experience that he told himself he’d never build another one. Fast forward to today, and Tyler is the founder of Northern Craft Building, a company on track to build around 200 decks this year alone. Even though Tyler isn’t a traditional real estate investor, this episode is packed with insight for Twin Cities investors—especially anyone renovating, managing contractors, or trying to scale projects. We get into what actually makes a contractor reliable (and what “cheap” really costs), how specialization leads to better outcomes and tighter execution, and how to think about construction through the lens of systems, margins, and repeatability. Tyler also shares how private equity is changing the trades, what they often get wrong operationally, and how he’s building his company with a clear exit strategy in mind—something every investor can learn from.

Book a time with us here: TwinCitiesRealEstateInvesting.com/schedule Alex Zikmund’s path into real estate started the way a lot of great investor stories do—by solving his own housing problem. After finishing undergrad, he bought a house for himself and his buddies to live in, and once those first rent checks started coming in, he was hooked. That early success led him to build a small portfolio of single-family rentals in his college town, learning the fundamentals of landlording and cash flow along the way. When Alex moved back to the Twin Cities, he set his sights on something bigger: development. He identified a lot in the West 7th neighborhood and took on his first ground-up project—one that came with major challenges and a steep learning curve. But by pushing through, he delivered a unique and forward-thinking concept: a co-living duplex with six individual suites per unit, each featuring private bathrooms and shared common spaces. The project was a success and became a launching point for Alex to deepen his expertise in affordable housing, including leveraging grants and tax credits to make deals work. Today, he’s actively working on another large-scale project in West 7th and is focused on scaling his development business to the next level.

Book a time with us here: TwinCitiesRealEstateInvesting.com/schedule Ozzy Zahran got his start while still in college at the University of Minnesota, grinding through a handful of low-cost wholesale deals before moving into heavier lifts with Category 2 renovations. His early momentum turned into a breakthrough when his first commercial deal on the east side of St. Paul appraised well above expectations, unlocking a line of credit that accelerated everything that followed. From there, Ozzy leaned into opportunity—acquiring discounted properties in North Minneapolis from a distressed investor, building out a portfolio that included sober housing and Section 8 rentals, and eventually scaling into larger multifamily with a 20-unit back on the east side. Today, at just 26 years old, he leads a team of 13 employees and manages a portfolio of over 80 units. Ozzy’s story is a case study in stacking small wins, staying aggressive when opportunity shows up, and using leverage the right way to build something meaningful, fast.
