Schedule a free strategy call with Adam and Tim: https://TwinCitiesRealEstateInvesting.com/schedule This week we talk with Yuri Souder about his very unique path through a career in real estate. Yuri spent years working in the foreclosure world, where he became an expert in buying lien positions, understanding the foreclosure process, navigating redemption periods, distressed debt, and finding opportunities in deals that most investors don't know how to touch. Today, Yuri works part-time for a prominent local home buyer, closing on distressed properties, while also recently partnering with Rush Creek Development. On the development side, he's working directly with cities on entitlements, navigating zoning and approvals, raising capital, analyzing development opportunities, and helping take projects from an idea through the early stages of actually getting them built. Yuri is a really bright guy, and this is probably one of the most densely packed episodes we've ever done when it comes to technical real estate investing information. We get pretty deep into foreclosures, liens, distressed properties, development, raising money, working with cities, and a bunch of corners of the real estate business that we don't normally get to talk about. Really great conversation with a great guy. We're looking forward to having Yuri back. Schedule a free strategy call with Adam and Tim: https://TwinCitiesRealEstateInvesting.com/schedule This is our third time having Tyler Nash on the podcast, and if you caught his last episode, The 11 Unit From Hell, you know exactly where we left off. At the time, seemingly everything that could go wrong with Tyler's 11-unit deal in South Minneapolis was going wrong. Today, Tyler is back to close the book on the property. He reveals how much money he actually lost when he finally sold it, what he learned from the experience, what he'd do differently next time, and why—despite taking a pretty painful loss—he isn't completely heartbroken about the deal. We also catch up on what's next for Tyler. After balancing his day job with real estate for years, he has officially quit his job and gone full-time into real estate sales. It's an honest conversation about taking a loss, learning from a bad deal, and moving forward. #92 - Twin Cities 2–4 Unit Market Report | St. Paul (Part 1 of 3)

🎙 The Twin Cities Real Estate Investing Show TCREI Show #30: 2025 St. Paul Multifamily Market Update The data is in. In this episode, Adam and Tim revisit the St. Paul multifamily market with a complete year of 2025 sales data. This is the second installment in our St. Paul market data series and expands on the analysis from our original market update. Using actual MLS sales and rental data, we break down what's happening across St. Paul neighborhood by neighborhood, helping investors understand where values have increased, where rental returns remain strong, and how the market has changed over the past year. Whether you're looking to buy your first duplex or grow an existing portfolio, this episode is packed with practical data you can use to make better investment decisions. In this episode you'll learn: How the 2025 St. Paul multifamily market compares to previous years Which neighborhoods experienced the strongest appreciation Which areas continue to offer the best rent to price ratios Sales volume trends throughout St. Paul How today's market compares with Minneapolis and the surrounding suburbs What the data tells us about opportunities heading into the next year The biggest surprises we found while analyzing the numbers A Preview of What's Coming Good investment decisions start with good data. That's why we've been building a new resource called the Buyer Investing Tool, designed to analyze sold investment properties in bulk using real MLS sales data. The goal is to help investors quickly evaluate neighborhoods, compare properties, and make more informed buying decisions without spending hours building spreadsheets. The Buyer Investing Tool is currently in development and is expected to be released in the coming weeks. We'll update these show notes with additional information once it's available. Book a time with us here: TwinCitiesRealEstateInvesting.com/schedule This week on Twin Cities Real Estate Investing, we sit down with Dan Manion, a local investor who has built an impressive 14-door portfolio in just a few short years—all while working a full-time job. Dan owns a duplex, a triplex, two fourplexes, and still rents out his former single-family home. Like many successful investors, he got his start by turning that first home into a rental and moving into a fourplex, proving that house hacking can be one of the most effective ways to begin building wealth through real estate. In this episode, Dan shares how he has grown his portfolio by focusing on lower-cost properties that produce strong cash flow. He talks about finding deals in more affordable neighborhoods while looking for the best blocks within those areas, why his investment strategy prioritizes returns over flashy properties, and how he's continued to scale despite having a full-time career outside of real estate. Dan has been a familiar face at our monthly meetups, an active member of the Twin Cities Real Estate Investing Facebook group, and a longtime listener of the podcast, so we were excited to finally have him join us for this conversation. Book a time with us here: TwinCitiesRealEstateInvesting.com/schedule This week we sat down with Jake Weierke of AW Properties LLC, a family-owned real estate business built over the last 30 years. Jake shares the story of how his dad slowly grew a portfolio of more than 60 rental properties throughout the south metro and Rochester by sticking to the fundamentals—buying quality properties that cash flow and holding them for the long term. After graduating from college just before the pandemic, Jake started his career managing properties for another established family business before returning home in 2020 to help run AW Properties full time. Today, Jake and his family manage more than 200 rental units, 60 of which they own themselves, all while operating with an incredibly lean team. We talk about why Jake still handles many of the day-to-day tasks himself, how keeping things simple has helped the business grow, and why cash flow and disciplined underwriting continue to be the foundation of everything they buy. We also discuss the balance between Jake's ambition to keep growing and his dad's conservative investing style, creating a partnership that helps them find deals that are exciting enough for Jake while still safe enough for Dad. It's a great reminder that the small decisions and sacrifices you make today can create life-changing opportunities for the next generation.
