Renovating Real Estate

Sandy McMaster on real estate, identity, and the business behind the brand.

Real estate is changing fast. And like any renovation, things get messy. Renovating Real Estate is a solo show for agents, brokers, and owners navigating consolidation, shifting consumer trust, and business development in the age of AI, without losing one timeless truth: this is a people business. Most people don’t know what problem they’re wired to solve—and even when they do, they never operationalize it. Here, we do both, so your identity becomes your advantage. Hosted by Sandy McMaster, founder of Identity Ops and a real estate agent in the Northern VA/Washington, DC market. sandymcmaster.substack.com

You Learned The Job. Now, What Business Are You Building?

You know the contracts, you’ve handled transactions, and the onboarding is behind you. But the advice for what comes next still sounds a lot like “do more.” More calls. More coffees. More places to show up. To build what, exactly? In this episode of Renovating Real Estate, Sandy McMaster explores three business models: transactional, relational, and identity-based. You’ll examine what each demands of your time, energy, attention, and money, and how to choose a model that fits the business you actually want to own. If you’re further into your career and still asking that question, this conversation is for you, too. In this episode Transactional: Volume, conversion, pipeline math, and the trade-offs of a business built on outbound activity. Relational: Referrals, reputation, and the point where relationship-building can become relationship mining. Identity-based: Moving from selling a service to becoming known for the problem people can depend on you to solve. The three client problems: The public need to move, the private reason it matters, and the philosophical question of who to trust. Claim / Frame / Aim: Identify your Natural Trust Pattern, translate it into client-centered guide positioning, and create a pathway for the right people to find and hire you. Operations: Build systems that support your promises and the way you work, with AI used strategically rather than as a substitute for identity. The TEAM audit: Examine where your Time, Energy, Attention, and Money are actually going. Four questions to take with you How do you define success: by numbers or by fit? When business is slow, do you do more for anyone or less, better, for select people? Do you measure relational success by the number of relationships or by their alignment? How will you stop sounding like everyone else? Use these questions to start a candid conversation with your broker, team leader, or operations partner. Look at what your office teaches, celebrates, and rewards. Does it support the business you want to build?
