BiggerNews December: Zillow Quits Flipping, Inflation News, & "Power Buyers"

BiggerNews December: Zillow Quits Flipping, Inflation News, & "Power Buyers"

Will inflation sink real estate? Is Zillow out of the iBuyer game? And why does my cash offer mean less than it did last year? Dave Meyer, VP of Data and Analytics at BiggerPockets, has heard your questions through BiggerPockets forum posts, YouTube videos, and on Instagram. This data-loving sandwich connoisseur is back to walk you through the biggest stories in real estate.

As incredible as Zillow Offers was, it looks like it won’t be around any longer (at least for a while) since having a half a billion-dollar loss in Q3 of 2021. With Zillow’s exit from the iBuyer and flipping market, other big players like Opendoor and Offerpad have come in to fill the gap. But, what about the new “Power Buyers” in the market? Will they help or hurt real estate investors?

We’ve also seen a run-up in inflation over this past year, causing home prices to artificially soar (especially when paired with low interest rates). So what is the best move for a real estate investor to make in today’s market? Take advantage of low-interest mortgages and all-time high rent prices, or wait for a supposed housing market crash or correction?

    In This Episode We Cover:

Why Zillow cut their losses and exited the iBuying arena

The new “Power Buyers” in the housing market and how they could help investors like you

What a 30-year high inflation rate means for asset prices

How to take advantage of record-low interest rates for long-term cash flow

The cities in the US with the highest growing rent prices

What to look for in a rental depending on your estimated retirement age

    And So Much More!

Cop Salary to $300 Million in Real Estate w/ Whitney Sewell

Cop Salary to $300 Million in Real Estate w/ Whitney Sewell

How do you build massive wealth while keeping your passions, family, faith, and bank account intact? Successful real estate investors will tell you the same thing: you need to automate and systematize to make time for it all, and they aren't kidding. Whitney Sewell was working as a cop when he got his start in real estate. Looking at his $35,000 salary, he realized that the long hours and tiresome, but enjoyable work, wouldn’t allow him financial freedom.

Whitney wanted more time with his kids, his wife, and his beloved horses. So, he started attending every real estate conference he could go to, networking with anyone who owned any amount of real estate. He hired a performance coach, built a successful podcast, and flipped his limiting beliefs on their head, so he could tackle big deals.

In only three years, Whitney built a real estate empire with over $300M assets under management. Part of his personal profits are donated to help adopted children and those who need adoptive parents. Whitney talks about how his faith and social goals have played a huge part in his real estate and how doing good must be the driving force behind wealth accumulation.

    In This Episode We Cover:

Why it’s important to “overcommit” if you really want to succeed in real estate

The “most dangerous book to reach on a beach”

Why your network is your net worth and pushing yourself to connect with other like-minded investors

Why wealth and faith don’t need to contradict each other

Giving yourself the “thinking time” to spawn new, ingenious ideas

Outsourcing and upgrading your business so you can make more while loving life

    And So Much More!

Find the Real Estate You Hate (So You Can Buy the Real Estate You Love)

Find the Real Estate You Hate (So You Can Buy the Real Estate You Love)

Not everyone will love commercial investing, mixed-use buildings, flipping houses, BRRRRing, or even traditional buy-and-hold rentals. But you’ll probably find one type of real estate class that you absolutely love. It may take you some time, but if you’re able to find a property type that sparks your creativity, all while providing positive cash flow, you’ll know you made it.

Katie Neason definitely didn't love government-subsidized rentals. She dreaded the phone calls, the repairs, and the unresponsive tenants. Katie thought that upgrading her investing strategy to multifamily housing would solve the problems. Unfortunately, after buying some fourplexes, she realized that too wasn’t for her.

After trial and error, Katie found her true real estate loves: flipping, developing, and mixed-use buildings. So, she went into all three and is doing phenomenal! Katie shares a special Deal Deep Dive where she walks through a degraded downtown building that is now the talk of the town due to her smart negotiating, creative redesigns, and ability to use her network to fund the deal!

    In This Episode We Cover:

Why it’s important to find the real estate classes you truly enjoy working on

Understanding the positives and negatives that come with subsidized housing

Revitalizing a downtown through smart planning, designing, and financing

Taking action so you can achieve “hockey stick” growth in real estate

Working with the city so you can collectively build something that adds value to the community

How to negotiate so both the buyer and seller walk away with a win

10 Best Books for Real Estate, Health, and Wealth

10 Best Books for Real Estate, Health, and Wealth

Sometimes the best real estate books aren’t about real estate at all. Or at least, that’s what Brandon and David found out. After rummaging through their bookshelves, Brandon and David decided to give listeners their top ten books that allowed them to reach financial, spiritual, and personal success. Some of these books include classics you’ve heard mentioned on the show before, while others are centered more on human happiness, problem solving, or relationships.

What’s important to know is that these books can help anyone, no matter what stage of the investing journey they’re in. Whether you’re a veteran or rookie, reading a simple concept, sentence, or quote can fundamentally shift how you think about life and investing. Brandon also runs through a dozen more book recommendations at the end of this episode, so if you’ve already read through the top ten, hang around for that!

    In This Episode We Cover:

Brandon and David’s top ten book list (for any type of investor!)

Understanding the different parts of the brain and using it to build better arguments and strengthen relationships

Tweaking the “rules of the game” you’re playing in relation to wealth and happiness

Taking on extreme ownership and using it to become a better leader

Developing confidence and how to do so when you’re feeling lost

Communicating more effectively and allowing others to see through your perspective

How to Get 'Unstuck' | Coaching Calls w/ Brandon Turner

How to Get 'Unstuck' | Coaching Calls w/ Brandon Turner

Real estate investing can feel complicated, even when you’re doing well. There’s usually a time when every investor hits an invisible wall and moving on to the next deal, partnership, or business can feel like a slog. When this happens, it’s a good idea to lean on experienced investors who have been through these waves of success, failure, and stagnation.

Brandon Turner, host of The BiggerPockets Podcast, is back with live one-on-one coaching calls with three different investors, all experiencing some form of investor paralysis. Brandon talks to Mike who’s having trouble letting go of control on rehabs, Stephanie who’s had past success but can’t pick her next move, and Sterling who wants to build organic relationships with sellers.

These three investors are in three completely different parts of their real estate investing journey, but all share some of the same headaches. Brandon walks each of them through their predicaments while illuminating some paths forward that could yield them more money, less headache, and a larger portfolio.

    In This Episode We Cover:

Always thinking of yourself as “the general” and not a foot soldier in the war

Prioritizing time with family over simple outsourceable tasks

Why real estate investors need to go “a mile deep” to survive in 2021 (and beyond!)

Building organic relationships with off-market sellers

Systematizing an outreach network and drip campaign that allow deals to come to you

    And So Much More!

Great Show but needs more data

Really great show that introduced me to a lot of other podcasts. Meet Kevin is actually how I found you guys and stopped listening to him lol. What they do here is great, and there’s lots of success stories. However they don’t really talk much about real numbers and transactions and wish they would do more of that

Truly life enhancing
