Building Wealth Through Private Equity and Real Estate Investing with Dr. Amir Baluch

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲. In this replay episode, Dr. Alex is joined by Dr. Amir Baluch, a semi-retired anesthesiologist, real estate developer, investor, author, and co-founder of Baluch Capital. 💡 What if the fastest path to financial freedom was not trying to figure everything out alone, but learning from people who have already found the landmines? Dr. Baluch has built an incredible career at the intersection of medicine, real estate, private equity, private credit, tax strategy, and wealth education for physicians. Alongside his brother, he has helped manage more than 80 investment projects with a cumulative value of over $700 million. He is also the author of 𝗠𝗮𝗸𝗲 𝗜𝘁, 𝗞𝗲𝗲𝗽 𝗜𝘁: 𝗡𝗲𝘄 𝗔𝗴𝗲 𝗪𝗲𝗮𝗹𝘁𝗵 𝗦𝘁𝗿𝗮𝘁𝗲𝗴𝗶𝗲𝘀 𝗳𝗼𝗿 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 and is preparing to release his next book, 𝗣𝗿𝗼𝘀𝗽𝗲𝗿𝗶𝘁𝘆 𝗣𝗿𝗲𝘀𝗰𝗿𝗶𝗽𝘁𝗶𝗼𝗻. Those experiences pushed Dr. Baluch to learn, seek mentors, understand money, and build a life where medicine was no longer his only path. 🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻: ✔️ How Dr. Baluch went from medical school rejection to anesthesiology and entrepreneurship ✔️ Why mentorship can help physicians avoid costly mistakes and wasted years ✔️ How cash flow helped him pull back from full-time anesthesia ✔️ Why physicians should understand real estate, private equity, and private credit ✔️ How to think through active versus passive investing ✔️ Why masterminds, coaches, and accountability can compress your timeline ✔️ How small business acquisitions can create high-yield opportunities ✔️ Why healthcare businesses may be uniquely attractive for physicians ✔️ How build-to-rent communities fit into Dr. Baluch’s current investment strategy 🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀: ✅ You are going to pay one way or another — either with money, time, or mistakes. ✅ Mentorship can help you avoid landmines that may set you back years. ✅ Alternative investing includes more than real estate — private equity and private credit also matter. ✅ Physicians should choose strategies that fit their skills, personality, goals, and desired lifestyle. ✅ Relationships, deal flow, and accountability can dramatically change your trajectory. How To Go From ICU Burnout To Owning Rentals And Assisted Living With Dr. Luis Chug

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲. 💡 What if healthcare professionals were uniquely positioned to build businesses, invest in real estate, and create better care options for seniors? In this replay episode, I’m joined by Dr. Luis Chug, a quadruple board-certified physician in internal medicine, pulmonary medicine, critical care, and sleep medicine. Dr. Chug is the founder of Breathe Sleep MD in Houston, where he helps patients with complex lung and sleep disorders. He is also an entrepreneur, educator, investor, husband, father, and healthcare leader who has built a real estate portfolio alongside his wife, Jill, who is an acute care nurse practitioner. Together, they have invested across short-term rentals, midterm rentals, and long-term rentals. They have also launched a hospice business with nurse practitioner partners and are exploring residential assisted living as a way to help address the growing need for senior care. 🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻: ✔️ How Dr. Chug came from Peru and built a career as a quadruple board-certified physician ✔️ Why he decided to open his own pulmonary and sleep medicine practice ✔️ How he and his wife built a portfolio across short-term, midterm, and long-term rentals ✔️ Why residential assisted living became a natural next step for their healthcare background ✔️ How hospice care can align with senior housing and better end-of-life support ✔️ Why healthcare workers may have a major role to play in solving senior care challenges ✔️ How partnerships can help physicians leverage skills, time, relationships, and experience 🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀: ✅ Real estate does not have to happen overnight. It is a marathon built one step at a time. ✅ Burnout can become a catalyst for building more control, autonomy, and purpose. ✅ Healthcare professionals already have many of the skills needed to serve seniors well. ✅ Partnerships can help physicians move faster without trying to do everything alone. ✅ Residential assisted living is not just an investment strategy. It can also be a mission-driven way to improve care. If you are a physician, nurse practitioner, nurse, healthcare worker, or investor who wants to build wealth while also creating meaningful impact, 𝗧𝗵𝗶𝘀 𝗿𝗲𝗽𝗹𝗮𝘆 𝗲𝗽𝗶𝘀𝗼𝗱𝗲 𝗶𝘀 𝗮 𝗿𝗲𝗺𝗶𝗻𝗱𝗲𝗿 𝘁𝗵𝗮𝘁 𝘆𝗼𝘂𝗿 𝗺𝗲𝗱𝗶𝗰𝗮𝗹 𝗯𝗮𝗰𝗸𝗴𝗿𝗼𝘂𝗻𝗱 𝗰𝗮𝗻 𝗯𝗲 𝗺𝗼𝗿𝗲 𝘁𝗵𝗮𝗻 𝗮 𝗰𝗹𝗶𝗻𝗶𝗰𝗮𝗹 𝗰𝗮𝗿𝗲𝗲𝗿. The Student Housing and Co-Living Strategy That Turned One Duplex Into $7,360/Month With Dr. Ryan Chaw

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲. 💡What if one of the best ways to create cash flow in today’s market was not buying more properties, but learning how to make one property perform significantly better? In this episode, I’m joined by Dr. Ryan Chaw, a pharmacist, real estate investor, and student housing expert who has built an impressive portfolio using the rent-by-the-room strategy. Ryan graduated as a pharmacist in 2016 and began investing in real estate shortly after. Inspired by his grandfather’s ability to create generational wealth through rental properties, Ryan started buying roughly one property per year and focused on student housing near college campuses. By renting individual bedrooms instead of renting the entire house to one tenant, Ryan discovered that he could often double, triple, or even quadruple traditional rental income. Today, Ryan owns 14 student rentals and teaches other investors how to create strong cash flow through high-quality, systematized rent-by-the-room housing. 🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻: ✔️ How Ryan got started in real estate after pharmacy school ✔️ Why his grandfather’s rental properties shaped his financial mindset ✔️ How rent-by-the-room student housing can outperform traditional rentals ✔️ What Ryan looks for when buying near college campuses ✔️ How to evaluate bedroom count, bathrooms, egress, common areas, and layout ✔️ How Ryan uses his PRIME method to screen tenants ✔️ How house rules, town halls, and group leases help reduce tenant conflict ✔️ How HELOCs helped Ryan recycle capital and scale his portfolio 🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀: ✅ Renting by the room can dramatically increase cash flow in the right market ✅ Student housing works best near strong schools with consistent demand ✅ One good property can make a meaningful difference when it is optimized well ✅ Systems matter more than doing everything yourself ✅ Tenant screening is one of the most important parts of this strategy ✅ You do not need to scale quickly to build real wealth over time One of the most powerful parts of Ryan’s story is how simple and repeatable his approach has been. He started with one property, made mistakes, learned the model, refined his systems, and continued stacking one property at a time. If you are a physician, pharmacist, resident, or high-income professional looking for a real estate strategy that can create strong cash flow in a difficult market, 𝗧𝗵𝗶𝘀 𝗲𝗽𝗶𝘀𝗼𝗱𝗲 𝗶𝘀 𝗮 𝗿𝗲𝗺𝗶𝗻𝗱𝗲𝗿 𝘁𝗵𝗮𝘁 𝘆𝗼𝘂 𝗱𝗼 𝗻𝗼𝘁 𝗻𝗲𝗲𝗱 𝘁𝗼 𝗼𝘄𝗻 𝟭𝟬𝟬 𝗱𝗼𝗼𝗿𝘀 𝘁𝗼 𝗺𝗮𝗸𝗲 𝗺𝗲𝗮𝗻𝗶𝗻𝗴𝗳𝘂𝗹 𝗽𝗿𝗼𝗴𝗿𝗲𝘀𝘀.  Connect with Dr. Ryan Chaw: WebsiteFree GuideLinkedInIf you want to learn how investing in real estate can give you the freedom to practice medicine and live life how you want then check out the links below: Facebook Community Website Instagram Youtube Invest With Me Join The RAL Room Assisted Living Mastermind

The Goal is Not To Quit Medicine- It's To Make Medicine Optional With Dr. Alex Schloe

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲. 💡 What if the goal was not to quit medicine? What if the real goal was simply to make medicine optional? In this solo episode, Dr. Alex Schloe challenges the common financial freedom narrative that every physician should be working toward fully escaping clinical medicine. For some physicians, leaving medicine may be the right path. But for many, the better goal may be to build enough financial margin that medicine becomes something they choose, not something they are financially trapped doing. Because there is a major difference between saying, “I have to go to work tomorrow,” and saying, “I get to practice medicine tomorrow.” 🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻: ✔️ Why physician income can become a set of golden handcuffs ✔️ Why active clinical income is powerful but fragile ✔️ How income outside of medicine can help you buy back choices ✔️ Why financial freedom is built in layers, not all at once ✔️ How real estate, business, and investing can create optionality ✔️ Why cash flow is not the ultimate goal — freedom is ✔️ How to calculate your “freedom number” ✔️ Why you must avoid building another prison while trying to escape medicine 🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀: ✅ You may not hate medicine. You may hate practicing medicine too much. ✅ The goal is not necessarily to stop working. The goal is to control your time. ✅ A few thousand dollars per month outside of medicine can meaningfully change your life. ✅ Real estate is not the destination. It is a vehicle for optionality. ✅ Freedom means being able to say yes or no based on your values, not financial fear.  If you are a physician pursuing financial freedom, this episode is a reminder that the point is not simply more properties, more cash flow, or more business income.  If you want to learn how investing in real estate can give you the freedom to practice medicine and live life how you want then check out the links below: Facebook Community Website Instagram Youtube Invest With Me Join The RAL Room Assisted Living Mastermind

How to Start a Private Practice and Build Freedom as a Physician Entrepreneur with Dr. Brittney Anderson

🎙️🔁 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝗮𝗻𝗼𝘁𝗵𝗲𝗿 𝗶𝗺𝗽𝗮𝗰𝘁𝗳𝘂𝗹 𝗲𝗽𝗶𝘀𝗼𝗱𝗲 𝗼𝗳 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁, 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲. This week, we are bringing back a powerful replay 🔁episode with Dr. Brittney Anderson. 💡 What if the key to finding joy in medicine was not escaping healthcare altogether, but reclaiming your autonomy through private practice and entrepreneurship? In this episode, Dr. Schloe sits down with Dr. Brittney Anderson, a board-certified family medicine physician, founder and CEO of Anderson Family Care, and host of the 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗛𝗮𝗻𝗴𝗶𝗻𝗴 𝗮 𝗦𝗵𝗶𝗻𝗴𝗹𝗲 podcast. After years in employed and academic medicine, Dr. Anderson made the bold leap to open her own private practice in 2022, launching with a full panel of patients right out of the gate. They discuss her path from rural Alabama to Duke, a life-changing study abroad experience in Ghana, the lessons she learned from burnout in employed practice, and how building her own clinic brought autonomy, joy, and efficiency back into her career. 🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻: ✔️ How a transformative experience in Ghana shaped Dr. Anderson’s calling to medicine ✔️ Why employed practice can fuel burnout and frustration ✔️ How private practice can restore autonomy, joy, and flexibility ✔️ What she focused on in the three months before launching her clinic ✔️ Why marketing, credentialing, funding, and systems matter before opening ✔️ How AI scribes, team huddles, and staff culture help her practice run efficiently ✔️ Why physicians are uniquely equipped to become entrepreneurs ✔️ How real estate can be both profitable and community-transforming 🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀: ✅ Physicians are capable of doing hard things, including building businesses. ✅ Private practice can help restore joy and fulfillment in medicine. ✅ Autonomy, efficiency, and culture are key to building a sustainable practice. ✅ Entrepreneurship can create opportunities beyond clinical medicine. ✅ Freedom often comes from ownership, not employment. If you are a physician who has ever wondered whether private practice is still possible, this replay episode is a reminder that you can build a practice, serve your community, and create more freedom on your own terms. How Physicians Can Use Real Estate to Buy Back Their Time with Dr. Alex Schloe

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲. 💡 What if financial freedom was not about quitting medicine, retiring early, or never working again? What if it was about creating enough margin, flexibility, and resilience that medicine becomes something you choose — not something you are financially trapped doing? In this solo episode, Dr. Alex Schloe shares the real reason he believes physicians need income outside of medicine. It is not because medicine is bad. It is not because every physician needs to quit clinical practice. And it is not because real estate creates a perfect, stress-free life. The reason is simple: Additional income creates options, and options create freedom. 🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻: ✔️ Why a high physician income can still become a trap ✔️ How lifestyle creep can create golden handcuffs ✔️ Why financial freedom is about choices, not just retirement ✔️ How income outside of medicine can create breathing room ✔️ Why real estate is a tool, not the ultimate goal ✔️ How to choose an investment strategy that fits your life ✔️ Why every dollar of dependable outside income helps buy back your time ✔️ How to take the next responsible step toward greater freedom 🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀: ✅ Medicine is an incredible calling, but it should not be your only source of security. ✅ A high income is powerful, but only if you use it to build future freedom. ✅ Financial freedom does not have to mean quitting your job. ✅ Freedom means work becomes a choice instead of a financial requirement. ✅ Real estate can create cash flow, equity, tax advantages, and long-term options. ✅ The right strategy depends on your time, money, experience, family, and goals. ✅ You do not need 1,000 properties. You need intentional progress toward autonomy and alignment. One of the biggest traps for physicians is building a lifestyle that requires every dollar of the physician paycheck to continue indefinitely. That is when medicine stops feeling like a calling and starts feeling like a cage. Real estate, entrepreneurship, and other income streams can help physicians create margin, reduce dependence on clinical income, and build lives with more flexibility. Physician Burnout, Career Reinvention, and Building a Portfolio Career with Dr. Bertina Hooks

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲. 💡 What if burnout was not a sign that you were broken, but a signal that something needed to change? In this episode, I’m joined by Dr. Bertina Hooks, a board-certified internal medicine physician, healthcare executive, entrepreneur, founder of Pinnacle Business Academy, coach, consultant, and author. After surviving a life-threatening medical crisis that led to a right below-the-knee amputation, Dr. Hooks was forced to reevaluate her identity, career, health, and priorities. That experience became the catalyst for reinvention. Today, she has built a portfolio career that includes clinical medicine, telemedicine, consulting, coaching, medical expert work, real estate, publishing, advocacy, and entrepreneurship. 🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻: ✔️ How Dr. Hooks first discovered her calling to medicine ✔️ Why burnout often reveals a mismatch between your values and your energy ✔️ How locums helped her gain more autonomy, flexibility, and negotiating power ✔️ How a major medical crisis reshaped her career and identity ✔️ Why physicians need to separate self-worth from job title ✔️ How consulting, telemedicine, utilization management, expert work, and entrepreneurship can create more flexibility ✔️ Why multiple streams of income can help physicians practice with more freedom ✔️ How real estate can support both financial growth and meaningful impact ✔️ Why career transitions should be planned with intention, not fear 🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀: ✅ Burnout is not a character flaw. It is often a signal that something needs to change. ✅ Your identity is bigger than your specialty, title, or employer. ✅ Your medical degree is not the ceiling. It is the foundation. ✅ You do not have to leave clinical medicine to redesign your career. ✅ Non-clinical work allows physicians to use their skills in a different way. ✅ Multiple income streams can create breathing room, flexibility, and autonomy. ✅ Change is not failure. Sometimes, it is evolution. One of the most powerful parts of Dr. Hooks’ story is how quickly life can change. It could be burnout, illness, disability, a corporate reorganization, or becoming a caregiver for someone you love. Dr. Hooks also shares the message behind her upcoming memoir, 𝗙𝗿𝗼𝗺 𝗙𝗶𝗿𝗲 𝘁𝗼 𝗙𝗿𝗲𝗲𝗱𝗼𝗺, and why giving yourself permission to evolve may be one of the most important decisions you ever make. How To Use Partnerships, Duplexes and BRRRR To Build Cash Flow with Dr. Kathir Balakumaran

🎙️ 𝗪𝗲𝗹𝗰𝗼𝗺𝗲 𝗯𝗮𝗰𝗸 𝘁𝗼 𝘁𝗵𝗲 𝗣𝗵𝘆𝘀𝗶𝗰𝗶𝗮𝗻𝘀 𝗮𝗻𝗱 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 𝘄𝗶𝘁𝗵 𝗵𝗼𝘀𝘁 𝗗𝗿. 𝗔𝗹𝗲𝘅 𝗦𝗰𝗵𝗹𝗼𝗲. 💡What if the first step was not building a massive portfolio, raising capital, or taking huge risks —but simply buying one solid property, learning the numbers, and letting confidence compound? In this episode, I’m joined by Dr. Kathir Balakumaran, a practicing cardiologist in Cleveland, Ohio, who only caught the real estate investing bug in 2024. In a relatively short period of time, Kathir has built an impressive portfolio of duplexes using the BRRRR strategy, converted a previous home into a rental, and begun investing passively in real estate syndications — all while continuing to practice as a full-time cardiologist. 🔥 𝗪𝗵𝗮𝘁 𝘆𝗼𝘂’𝗹𝗹 𝗹𝗲𝗮𝗿𝗻: ✔️ How Kathir first got exposed to real estate during residency ✔️ How delayed gratification helped his family build financial momentum ✔️ How the BRRRR strategy works and why it can help recycle capital ✔️ Why partnerships can accelerate growth when each person brings different strengths ✔️ Why tenant screening matters and what he learned from a difficult eviction ✔️ How passive syndications can complement active investing ✔️ Why the biggest win is often simply pulling the trigger and getting started 🔥 𝗞𝗲𝘆 𝗧𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀: ✅ You do not need to have everything figured out before buying your first property ✅ Duplexes can offer strong cash flow and risk mitigation in the right market ✅ Conservative underwriting matters, especially for risk-averse investors ✅ You still need to do your own research, even when you outsource parts of the process ✅ Active investing can build skills, confidence, and momentum ✅ Passive investing can help put extra income to work without adding another job One of the most powerful parts of Kathir’s story is how practical his approach has been. He started by learning, researching neighborhoods, understanding rent-to-price ratios, studying public records, building a team, finding partners, and buying duplexes that made sense. Then he repeated the process. If you are a physician who wants to build wealth outside of medicine but feels overwhelmed by where to begin, 𝗧𝗵𝗶𝘀 𝗲𝗽𝗶𝘀𝗼𝗱𝗲 𝗶𝘀 𝗮 𝗿𝗲𝗺𝗶𝗻𝗱𝗲𝗿 𝘁𝗵𝗮𝘁 𝘆𝗼𝘂 𝗱𝗼 𝗻𝗼𝘁 𝗻𝗲𝗲𝗱 𝘁𝗼 𝗵𝗮𝘃𝗲 𝘁𝗵𝗲 𝗲𝗻𝘁𝗶𝗿𝗲 𝗽𝗹𝗮𝗻 𝗺𝗮𝗽𝗽𝗲𝗱 𝗼𝘂𝘁.
