It’s about the real person behind the business — what drives them, what they’ve learned, what they’re still figuring out, and what success has actually cost them along the way. Each week, you’ll hear honest interviews, unfiltered conversations, and the kind of stories you usually do not hear in a traditional business or real estate show. Grind. Growth. Legacy.

#334: He Replaced 10 Employees With AI in 60 Minutes with Dallin Cottle

Dallin Cottle quit his job after being ordered to drive through a foot of snow. He went home, Googled “how to start a business,” and generated $600,000 in revenue during his first 10 months. Today, Dallin is the founder of Roar and helps business owners improve their marketing, operations, and use of AI. In this episode, he joins Ted Kaasch and Owen Dashner to explain why most business owners are their own biggest bottleneck—and why traditional marketing agencies may quickly become obsolete. Dallin also shares how his company replaced the work of 10 employees with AI agents in roughly 60 minutes, why businesses must start preparing for AI-powered search, and how consumer behavior is shifting from keywords on Google to conversations inside ChatGPT, Gemini, and other AI platforms. But this conversation goes deeper than marketing. Dallin opens up about perfectionism, divorce, addiction to work, and the moment he realized business success meant very little if he wasn’t present for his family. In this episode:  How Dallin built a $600,000 business from his dining-room table  Why business owners often become their own biggest bottleneck  How AI replaced the work of 10 employees  Why traditional SEO and paid advertising are changing  The difference between SEO and AI-powered search  Why relationships can outperform paid marketing  How to build a business that creates freedom instead of consuming it  The personal cost of chasing success without knowing when to stop  Why your business should support your life—not become your entire identity If this episode helped you, subscribe to The Kash and Dash Show, leave us a review, and share it with a business owner who needs to rethink their marketing—or their priorities. #333: The Kash & Dash Show: Unscripted

AI isn’t just changing the job market—it’s already replacing entire teams. In Episode 333 of The Kash and Dash Show, Ted Kaasch and Owen Dashner discuss how one business owner replaced 10 positions with AI agents in a matter of hours. They break down which careers could be hit next, why some professionals are actually making more money because of AI, and how people can adapt before their jobs become obsolete. Ted also shares details about another car wash he’s trying to buy, including the property’s troubled history, its hidden potential, and why this deal could possibly be completed with no money down. Plus, the guys talk old-school cassette clubs, their first CDs, bizarre news cycles, books, conspiracies, and why the best opportunities sometimes show up when you’re already looking for them. #332: Structuring & Funding Deals like a Pro with Chris Pomerleau

This special episode of The Kash and Dash Show features a replay from Chris Pomerleau’s live presentation at Omaha REIA. Most real estate investors get stuck on one of two questions: “How do I make this deal work?” or “Where do I get the money?” Chris tackles both with a straightforward breakdown of creative financing, partnerships, hard money, and building a capital stack that actually makes sense. Chris explains how he evaluates and structures real deals in today’s market, when hard money can be a useful tool, and when expensive debt can completely destroy a project. He also shares how to create win-win terms, protect your cash flow, manage risk, and build deal structures that lenders and partners can confidently fund. In this episode, you’ll learn:  How to structure deals that work on paper and in real life  What goes into a real estate capital stack  When hard money makes sense—and when it absolutely doesn’t  How creative financing can help close difficult deals  What private lenders look for before funding a project  How to structure partnerships without creating future problems  Why price and terms must be evaluated together  How to use leverage without putting your entire business at risk  What makes a deal structure repeatable and scalable Chris Pomerleau is a real estate attorney turned investor, co-founder of LeavenWealth, and a partner in hundreds of multifamily units across the Midwest. He also operates Liquid Lending, a private and hard-money lending company that funds flips and small multifamily projects. If you’re tired of throwing offers at the wall and hoping something sticks, this episode will help you start thinking like an investor who knows how to structure, fund, and protect a deal. #331: The Kash & Dash Show: Unscripted

Episode 331 of The Kash and Dash Show is completely unscripted—and this one goes everywhere. Ted Kaasch and Owen Dashner catch up after missing a week of recording, starting with Owen’s family trip to Park City, Utah, where an Olympic bobsled ride turned into one of the wildest vacation experiences he’s had. Then things get back to real estate. Owen shares what happened when he tried to close on a new house while traveling, including mobile notaries, delayed documents, wire problems, sellers waiting on another closing, and the domino effect one delayed transaction can create. Ted also gives an update on the flip Owen brought to him on the podcast—and explains why completing another real estate deal somehow required him to buy a 2011 Ford Ranger with only around 56,000 miles. They also get into the side of real estate investing nobody puts on Instagram: failed AC units, broken sewer lines, contractors, surprise repair bills, rehab decisions, and tens of thousands of dollars disappearing almost overnight. It’s another real conversation about real estate, business, money, vacations, and everything that happens when the cameras normally aren’t rolling. Have a real estate, business, life, or completely random question you want Ted and Owen to answer on the show? Send it to onair@kashanddash.com or visit KashandDash.com. #330: He Bought a U.S. Rental Sight Unseen From Israel—and Built an Empire

What would make a 25-year-old engineer living in Israel buy a rental property in Phoenix without ever seeing it? Dani Beit-Or joins Ted Kaasch and Owen Dashner to share how one sight-unseen purchase, sent to him through a blurry fax machine, launched a real estate career spanning more than two decades and thousands of transactions. Dani explains why he ignored the people who told him he was crazy, how his first rental helped fund additional properties, and what happened when the 2008 financial crisis cut the value of one of his homes by more than half. He also breaks down the hard lessons he learned from excessive leverage, negative cash flow, foreclosures, and surviving one of the worst housing crashes in modern history. The conversation also covers long-distance investing, self-managing rentals across the country, building better property-management systems, investing in “boring” markets, and why stable cash flow matters more than chasing the hottest deal. Dani also shares lessons from serving in the Israeli Special Forces, including mental toughness, laser focus, and the non-negotiable importance of integrity. Whether you live in an expensive market, are considering investing out of state, or are worried about buying before the next downturn, this episode shows what is possible with preparation, discipline, and the right team. Learn more about Dani and his real estate investing system through Simply Do It and listen to his podcast for additional investing strategies and lessons. #329: The Kash & Dash Show: Unscripted

Artificial intelligence is evolving faster than anyone expected—but is it becoming too powerful to control? In Episode 329 of The Kash and Dash Show Unscripted, Ted Kaasch and Owen Dashner are joined by Dentlis Bertrand for a wide-ranging conversation about AI, cybersecurity, phone security, real estate investing, terrible candy, and one very questionable massage experience. Owen also gets brutally honest about a flip that is likely going to lose money. The property was purchased with limited exit options, the renovation took too long, and the finished home still is not attracting buyers. Ted and Owen break down what went wrong, whether the property could still work as a rental, and why investors should have multiple exit strategies before closing on any deal. The conversation then turns into a practical starter guide for new real estate investors. They discuss organizing your financial documents, building relationships with lenders and contractors, joining a local REIA, estimating renovation costs, practicing deal analysis, walking properties, and creating a clear buy box. Even experienced investors make expensive mistakes. The difference is whether you learn from them, adapt, and keep moving. Hosted by Ted Kaasch and Owen Dashner. #328: The Most Unbelievable Real Estate Journey We’ve Ever Heard with Alex Beltran

What do living in a truck near Malibu, selling multimillion-dollar Beverly Hills homes, cleaning an industrial egg-processing machine, backpacking across Europe, and investing in Omaha real estate have in common? They are all chapters in the unpredictable life of Alex Beltran. Alex joins Ted Kaasch and Owen Dashner to share how growing up in California during the 2008 housing crash initially pushed him away from real estate. He eventually earned his license, moved toward Beverly Hills, and lived out of his truck so he could afford to pursue luxury real estate without burning through his savings. His journey did not stop there. Alex explains how working overnight at a high-end Beverly Hills hotel taught him the difference between simply renting a property and providing true hospitality. He also discusses purchasing rent-controlled California properties, recognizing the long-term financial problems, and deciding to sell before the numbers became worse. After stepping away, Alex traveled extensively, produced photography and video content for hotels, backpacked across Europe, and occasionally used Tinder to find a couch—or balcony—to sleep on. A midterm rental in Stockholm eventually inspired him to bring the furnished rental model back to Omaha. Today, Alex is involved in restaurants, midterm rentals, media production, endurance racing, and commercial real estate. He shares why he is now concentrating on commercial properties, working directly with businesses, and building investments that make sense without the emotion often involved in residential real estate. This episode covers taking risks, learning from failure, finding opportunity in unusual places, and designing a life around freedom rather than following a traditional path. #327: The Kash and Dash Show: Unscripted

Episode 327 of The Kash & Dash Show Unscripted proves that “passive income” can sometimes require a shocking amount of active work. Ted Kaasch breaks down the ongoing problems at his car wash, including failed payment systems, broken pumps, blown pressure lines, lost chemicals, expensive replacement parts, and a coin machine repair that required calling in an arcade technician. What looked like a straightforward investment has quickly turned into a costly lesson in operations, maintenance, and due diligence. Ted and Owen Dashner also answer a listener’s question about one of the biggest problems entrepreneurs and real estate investors face: chasing shiny objects. When every podcast guest, property type, or business opportunity sounds promising, how do you decide which ideas deserve your time and which ones are simply distractions? They discuss researching new asset classes, learning from experienced operators, investing alongside the right partners, and Owen’s rule that if an opportunity is not a “hell yes,” it is probably a no. Of course, this is Unscripted, so the conversation also includes Owen’s battle with a mole trap, wisdom teeth anesthesia, time travel, ancient pyramids, and a serious debate over how many kindergarteners they could defeat in a wrestling ring.
